The Facilities Manager is responsible for the overall management, maintenance, safety, and operational efficiency of the manufacturing facility, offices, warehouses, and surrounding grounds. This role ensures that all building systems, utilities, infrastructure, and support services operate reliably to support production activities while maintaining compliance with regulatory, environmental, and safety requirements.
The Facilities Manager will lead facility maintenance initiatives, manage contractors and service providers, oversee capital improvement projects, and ensure a safe, clean, and productive working environment for all employees.
Key Responsibilities
Facility Operations Management
- Oversee the day-to-day operation and maintenance of manufacturing facilities, administrative offices, warehouses, and site infrastructure.
- Ensure building systems, utilities, and support services operate efficiently and reliably.
- Develop and implement preventive maintenance programs for facility assets and infrastructure.
- Monitor facility performance and recommend improvements to increase efficiency and reduce operational costs.
Maintenance and Infrastructure
- Manage maintenance activities related to HVAC, electrical systems, plumbing, compressed air systems, fire protection systems, roofing, lighting, and structural components.
- Coordinate repairs and emergency maintenance activities to minimize operational disruptions.
- Ensure facility equipment and infrastructure meet operational and safety standards.
- Maintain accurate records of maintenance activities and asset histories.
Contractor and Vendor Management
- Source, evaluate, and manage external contractors and service providers.
- Negotiate service agreements and monitor contractor performance.
- Ensure all contractors comply with company safety, security, and operational requirements.
- Review and approve contractor work and invoices.
Capital Projects and Facility Improvements
- Plan, manage, and execute facility improvement and expansion projects.
- Coordinate project timelines, budgets, resources, and stakeholder communications.
- Oversee installation and commissioning of facility-related systems and equipment.
- Ensure projects are completed on time, within budget, and according to specifications.
Health, Safety, and Environmental Compliance
- Ensure compliance with OSHA, environmental regulations, local building codes, and company policies.
- Support safety audits, inspections, and risk assessments.
- Maintain emergency response plans and facility preparedness programs.
- Investigate facility-related incidents and implement corrective actions.
- Promote a culture of safety throughout the facility.
Security and Business Continuity
- Manage facility security systems, access controls, surveillance systems, and visitor management processes.
- Coordinate facility emergency response procedures and disaster recovery plans.
- Ensure business continuity measures are maintained and tested.
Budget and Cost Control
- Develop and manage annual facilities budgets.
- Monitor maintenance and operational expenditures.
- Identify opportunities to reduce operating costs and improve resource utilization.
- Prepare budget forecasts and capital expenditure requests.
Sustainability and Energy Management
- Monitor utility consumption and implement energy-saving initiatives.
- Support environmental sustainability programs and waste reduction efforts.
- Recommend and implement environmentally responsible facility practices.
Required Qualifications
Education
- Bachelor's Degree in Facilities Management, Engineering, Construction Management, Industrial Technology, Business Administration, or a related field.
- Equivalent combination of education and relevant experience may be considered.
Experience
- Minimum 5 years of facilities management experience in a manufacturing, industrial, or heavy industrial environment.
- Experience managing facility maintenance programs and capital projects.
- Experience working within a manufacturing environment is strongly preferred.
- Prior supervisory or management experience required.
Technical Knowledge
- Strong understanding of building systems, utilities, and industrial infrastructure.
- Knowledge of HVAC, electrical, plumbing, fire protection, and facility maintenance practices.
- Familiarity with CMMS (Computerized Maintenance Management Systems).
- Working knowledge of OSHA regulations, building codes, and environmental compliance requirements.
- Proficiency in Microsoft Office Suite and facility management software.
