Overview
Join D.I.V.A. Built, a Houston-based design-build firm, as an Architectural Designer who takes real ownership of commercial projects from the first client meeting through construction administration. This role blends hands-on design work with project leadership — developing estimates, negotiating contracts, building schedules, leading project teams, coordinating sub-consultants, and serving as a technical resource on code compliance and drawing quality. We're looking for someone ready to run projects as a true turnkey process and grow with a firm that's scaling.
Responsibilities
- Develop conceptual designs, schematic layouts, and construction documents using Revit and AutoCAD.
- Develop design fee estimates and proposals for commercial projects — including government and public-sector scopes of work (RFP/RFQ experience preferred) — using estimating/takeoff tools such as PlanSwift.
- Lead or support contract negotiations with clients, vendors, and consultants.
- Manage project teams — assign tasks, mentor staff, and oversee performance across active projects.
- Develop and maintain project schedules; manage execution against timelines and milestones across multiple concurrent projects.
- Own the project process end-to-end: initial client meeting, fee estimate, contract execution, Schematic Design, Design Development, and Construction Documents, sub-consultant coordination, construction administration, and sub-consultant billing and payment through close-out.
- Serve as a technical resource on building codes, drawing quality, and code compliance; coordinate with structural, MEP, civil, and other consultants.
- Conduct site visits for construction administration and quality oversight.
Experience
- Bachelor's or Master's degree in Architecture or related field.
- 5+ years of experience in commercial architectural design and project delivery, from proposal through construction administration.
- Proficiency in Revit and AutoCAD; experience with PlanSwift or similar estimating/takeoff software a plus.
- Experience developing fee estimates and negotiating contracts.
- Experience with government or public-agency proposals strongly preferred.
- Knowledge of building codes, zoning regulations, and sustainable design principles.
- Experience leading or mentoring project teams.
- Strong organizational skills managing multiple concurrent projects.
Pay: $75,000.00 - $95,000.00 per year
