Job Description
This position supports the work of the YMCA, a leading nonprofit committed to strengthening community through youth development, healthy living, and social responsibility. This position is responsible for recognizing and anticipating property needs, responding to staff and reports of needs, and initiating corrective measures. The Property Manager will provide leadership for the overall operation of the YMCA’s mechanical, housekeeping, and facility safety systems. This includes preventative maintenance, fire safety, security, and pool operations.
Qualifications
1. Prefer three years’ experience in facility management or closely related field.
2. Working knowledge of mechanical, electrical, and plumbing systems, carpentry, and other maintenance-related areas.
3. Working knowledge of cleaning processes for a heavily used facility.
4. Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
5. Physical stamina to handle a full shift of being active and working on the facility.
6. Skills in supervision, budget management, and project management
7. CPR, First Aid and AED certifications required within 60 days of employment.
8. Certified Pool Operator (CPO) certification required within 180 days of employment.
9. Ability and license to drive, Chauffeurs license preferred.
10. Familiarity with personal computers helpful.
11. Ability to respond to safety and emergency situations.
Essential Functions
1. Provides overall coordination of facility maintenance, including planning and developing preventative maintenance. Inspect the facility daily and confer with the Executive Director regarding cleaning, preventative, and other maintenance problems.
2. Ensures the proper operation of all mechanical systems.
3. Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors to the Executive Director.
4. Works with outside agencies such as fire, health, building dept., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.

5. Assist with development of budget supporting the preventative and annual maintenance plans and monitors expenditures against budget. Order and maintain supplies needed and approved to properly maintain the facility and grounds.
6. Provides direct supervision for the custodial and building supervision staff.
7. Recruits, hires, trains, develops, schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills in all interactions.
8. Works closely with program directors to ensure that facility needs meet program needs.
9. Ensures that YMCA van and other equipment are maintained and operated in accordance with the policies and procedures of the YMCA.
10. Updates facility plans periodically. May develop and annual plan of capital projects, consistent with the YMCA strategic plan and community needs.
11. Assist with program management and development. May be assigned specific programs duties that fit personality of person holding this position.
12. Be open, friendly and interactive with the members and volunteers. Be able to articulate the YMCA mission and core values to members and community
13. Responsible for the YMCA Roller Skating Program. Making sure the equipment is properly cleaned and in working order. Setting dates for Roller Skating Program. Recruiting and training staff to work the program
14. Performs other duties as assigned by Executive Director.
Required Certifications
1. CPR, First Aid and AED certifications required within 60 days of employment.
2. Certified Pool Operator (CPO) required within 180 days or as soon as offered.
Pay: $40,000.00 - $53,000.00 per year
