Job Title: Maintenance Technician
Reports to: Maintenance Supervisor
Employment Type: Full-time
Pay: $21.50-$25.00/hour based on experience, plus rotating on-call $100 stipend
Location: Richland, WA and surrounding areas
Schedule: Monday through Friday from 8:00 AM to 5:00 PM and rotating on-call schedule for after-hour emergencies
Job Summary
As a Maintenance Technician, you will work to ensure properties and units are in good working order and maintained to quality standards. Primary responsibilities include prompt and courteous responses to service requests, ensuring units are rent-ready to meet leasing demands, upkeeping property appearances, and maintaining equipment and tools in an organized manner.
Responsibilities
- Comply with all Fair Housing and Equal Housing Opportunity requirements, appropriate state landlord and tenant statutes, and OSHA safety regulations
- Complete general maintenance tasks including but not limited to troubleshooting and repairing mechanical systems, replacing appliances and fixtures, painting interior/exterior surfaces, performing preventative repairs, groundskeeping, etc.
- Respond, coordinate, and complete service requests for occupied units in a timely manner and with minimal callbacks
- Complete turns for vacant units in a timely manner ensuring repairs are completed, trash is removed, and units are up to standard
- Communicate with the team and update appropriate systems when service requests and unit turns are completed and rent-ready units are ready to show
- Maintain inventory of tools, supplies, and materials and organize maintenance shop and storage areas
- Perform lawn care consisting of mowing, edging, trimming, fertilizing, weed control, turf maintenance, general sprinkler repairs, ice treatment, etc.
- Operate landscaping equipment such as mowers, trimmers, blowers, and hedge trimmers including basic maintenance and safe handling
- Conduct property walks to inspect building exteriors and common areas to identify and address maintenance needs
- Ensure property, vacant units, and common areas are clean and appealing
- Notify Property Manager of safety concerns or defects in property appearance
- Communicate daily with the Property Manager and perform tasks as requested
- Be on a rotating on-call schedule for after-hours maintenance emergencies and responding immediately
- Interact with residents in a professional and courteous manner
- Other duties as assigned
Working Conditions
- Frequent lifting, pushing, carrying, or pulling up to 100 lbs.
- Frequent kneeling, crouching, bending, and reaching
- Frequent walking on uneven surfaces and climbing flights of stairs
- Work indoors and outdoors in varying weather conditions, including exposure to heat, cold, and other inclement weather
- Work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards
- Work on-site and travel between properties, no remote work
Qualifications
- Authorization to work in the United States
- High school diploma or GED
- Valid driver’s license and reliable transportation
- 2+ years of experience in property maintenance, general maintenance, construction, or related field
- Multifamily property management experience preferred
- General knowledge of various maintenance functions included but not limited to groundskeeping, plumbing, electrical, HVAC, appliance repair, painting, caulking, pool maintenance, snow removal, scheduling, obtaining bids from vendors, ordering inventory, etc.
- Must be available to be on a rotating on-call schedule for emergencies outside of normal working hours
- Demonstrate teamwork, excellent customer service, communication skills, good hygiene, ability to multi-task, and ambition for professional development
- Strong verbal and written communication skills and experience using Microsoft Office Suite to communicate efficiently with management, teammates, and residents
- Experience using AppFolio or another similar property maintenance software preferred
- Always uphold the highest level of ethical behavior and integrity
