Job Summary
As Property Manager, you are the engine driving performance at your community. You provide leadership, accountability, and hands-on ownership of operations, leasing, financials, and the resident experience. Key Responsibilities
- Provide leadership to the team, ensuring regular onsite presence to support residents, prospects, and vendors.
- Operate in compliance with company policies, Fair Housing, ADA, and all relevant federal, state, and local laws.
- Implement and enforce company policies and procedures; keep the team informed and trained on revisions.
- Assist in budget preparation and expense management.
- Ensure rent collection, eviction processes, and lease rule enforcement.
- Maintain an approved vendor list and ensure compliance.
- Oversee unit turnovers and accounts payable.
- Hire, train, motivate, and supervise on-site staff; deliver annual reviews.
- Conduct market surveys, develop marketing plans, and strive for high occupancy.
- Provide exceptional customer service to reduce turnover and increase retention.
- Maintain organized records and initiate necessary policies and procedures.
- Respond to emergency situations and notify the Regional Manager as needed.
- Assist with other duties as requested by upper management.
Qualifications
- 3–5+ years of continuous multifamily property management experience (Assistant Manager time does not count toward PM experience)
- Experience managing 100+ units and/or multiple properties
- Multi-site experience preferred
- CAM® designation is a plus; Grace Hill transcripts a plus
- Strong written and verbal communication skills
- Proficiency in MS Word, Excel, Outlook, and property management software
- Working knowledge of Landlord/Tenant laws, Fair Housing/ADA, and OSHA & EPA requirements
- Comfortable managing more than one property and operating without a dedicated on-site assistant, using remote leasing support
- Able to work across property classes (e.g., Class A and Class C)
- Valid Driver's License, Auto Insurance, and reliable transportation for site travel
