Field Superintendent - Multi-Family Construction
Position Overview
We are seeking an experienced Field Superintendent to lead onsite execution of multi-family residential projects. The Field Superintendent will be responsible for managing day-to-day field operations, coordinating subcontractors and trades, ensuring quality, schedule and safety compliance, and delivering projects up to 250300 units across podium, wrap and garden-style product types. The ideal candidate has strong multi-family construction experience, proven leadership as a superintendent, and familiarity with WRAP and large-scale multifamily delivery.
Key Responsibilities

Lead and manage daily field operations for multi-family construction projects (podium, wrap, garden-style) ranging up to 250300 units.

Coordinate and supervise subcontractors, trades, and onsite workforce to meet schedule and quality expectations.

Implement and enforce safety programs, maintain jobsite safety standards, and ensure compliance with WRAP and OSHA requirements.

Review plans and specifications, execute daily work plans, and communicate schedule updates and critical path activities to Project Management.

Conduct regular site inspections and quality control checks; maintain punch lists and ensure timely completion of corrective actions.

Prepare and maintain daily logs, production reports, labor and equipment tracking, and documentation for permitting and inspections.

Coordinate material deliveries, staging, and logistics to prevent delays and keep the site organized and productive.

Facilitate trade coordination meetings and collaborate with project management, engineers, inspectors and owners to resolve field issues quickly.

Manage subcontractor performance, enforce contract requirements, and support change order documentation as needed.

Support commissioning, turnover and closeout activities, ensuring all punch list items and as-builts are completed for owner acceptance.
Qualifications

Minimum 58 years of experience as a Field Superintendent on multi-family residential projects; experience delivering projects of 250300 units preferred.

Demonstrated experience with podium, wrap and garden-style construction methods and sequencing.

Familiarity with WRAP programs and ability to implement program requirements on site.

Strong background in multi-family construction, with previous superintendent title and successful project delivery.

Ability to read and interpret construction drawings, specifications and schedules.

Proven track record managing subcontractors, schedules, quality control and safety on large projects.

Proficiency with construction management tools (e.g., Procore, Bluebeam, scheduling software) and strong documentation habits.

Valid drivers license; reliable transportation to travel between sites as required.

Excellent communication, leadership and problem-solving skills, with the ability to motivate teams and collaborate across disciplines.

OSHA 30-hour certification or equivalent safety training preferred; trade school or construction-related degree is a plus.
