Position Summary:
The On-Site Maintenance Technician / Site Supervisor at THE ESSEX is responsible for overseeing the daily condition, safety, and functionality of a 60-unit residential property. This role ensures all building systems operate efficiently, common areas remain clean, units are move-in ready, and residents adhere to building policies. Serves as the primary on-site point of contact.
Key Responsibilities:
- Oversee and ensure daily maintenance operations, inspections, and overall building condition
- Complete work orders efficiently and maintain preventative maintenance schedules
- Ensure units are move-in ready and turned over efficiently
- Diagnose and repair plumbing issues including leaks, clogs, and fixtures
- Troubleshoot basic electrical systems including outlets, switches, and lighting
- Maintain cleanliness and organization of all common areas
- Ensure package room and garbage room are clean, organized, and compliant
- Enforce building policies and monitor tenant compliance
- Report all major issues, repairs, and violations to management
- Coordinate with and oversee vendors and contractors
- Serve as on-site first responder for building emergencies
- Identify and report safety or security concerns
Compensation: Salary + Subsidized Housing
- Includes a free on-site apartment as part of compensation
Qualifications:
- Experience in residential or commercial maintenance and property management required
-On call for services as necessary including nights or weekends
-Must have own tools
- Knowledge of plumbing, electrical, and general repairs
- Strong organizational and problem-solving skills
- Ability to respond to emergencies
Pay: $40,000.00 - $50,000.00 per year
