BENEFIT INFORMATION
Eligibility for SEBB medical, dental, vision, life insurance, AD&D, and LTD if anticipated to reach 630 hours in the school year. Eligibility for retirement based on 3.50 hrs/day or more for 5 or more consecutive months. Optional tax-sheltered annuities: Omni 403(b) and Deferred Compensation Plan. Personal leave, vacation leave (260-day employees only), and sick leave prorated based on FTE.
Selection for interview is based on evaluation of complete application file. Employment offer is based on employee evaluations, discipline history and attendance records, training and experience, references, and interview results. Hourly rate placement contingent upon verification of related WA public school experience.
This position is included in the classified staff non-supervisory bargaining unit. Union shop requirements and the Collective Bargaining Agreement apply to this position.

Pay for contracted classified employees is distributed once/month on the last business day of the month. Pay for employees who work less than full year is spread through August. Questions concerning pay processes may be directed to the Personnel Office.

REPORTING RELATIONSHIP: Maintenance Supervisor and Building Administrator
Work Year: 260 Days, 8 hours/day at Jefferson Elementary School
POSITION SUMMARY:
Under the direction of the Maintenance Supervisor and/or building administrator, plan and develop schedules, supervise and participate in the work of keeping school buildings and facilities properly maintained, clean and orderly. Plan, direct and assist the work of custodians, assistant custodians and other personnel, such as substitute custodians, in the performance of their duties; instruct new custodians in their responsibilities and work requirements. May assist in the set-up of indoor district events. The assigned schedule may be changed regularly during the year to accommodate events.
Minimum Qualifications

Must possess a high school diploma or equivalent.

Current Washington State Driver’s License.

Ability to obtain valid CPR and First Aid card.

School custodian experience preferred.

Demonstrated communication and leadership skills.

Computer skills relevant to District’s network use (email, work orders, etc.) and relevant to operating/monitoring building systems (HVAC, alarms, etc.).

Knowledge of operation of all essential services (fire systems, water system, electrical system, HVAC system, etc.).
Essential Duties and Responsibilities
-
Communicate effectively regarding staff and student needs and parent and community use.
-
Participate in coordinating and supporting facility rentals.
-
Provide advice and guidance regarding safety and emergency situations, including assistance with inspections and building assessments.

Lead and support the coordination of maintenance work, both short term and long term.
-
Communicate verbally and/or in writing maintenance issues.
-
Facilitate maintenance work between staff and maintenance department.
-
Clean floors, including sweeping, scrubbing, mopping, waxing and polishing. Scrape and refinish floors as required. Operate floor polishers, scrubbers and other power equipment as required.

Vacuum and shampoo rugs and carpets.

Clean walls, windows, woodwork, metalwork and fixtures, including, but not limited to bowls, sinks, counters, shelves, drinking fountains, blackboards, erasers and waste receptacles.

Clean furniture; move, arrange and adjust furniture as required.

Order and distribute janitorial supplies

Unlock and lock buildings and rooms as necessary, inspect for vandalism and report any findings to the Maintenance Supervisor and building administrator. Check lighting systems, clocks and bells; replace/adjust as necessary or required.

Check the operation of building systems, such as heating, lighting, security, and fire alarm systems and make adjustments as necessary.

Perform basic maintenance as necessary and assist Custodians in maintenance repairs. Such maintenance shall include cleaning gutters and roof drains, replacing filters, painting, and minor plumbing, electrical, and carpentry. Coordinate through Maintenance Supervisor and / or building administrator when additional maintenance assistance or repairs are needed.

Use a work order system to monitor building maintenance needs. Assist in providing access and scheduling for maintenance repairs.

Maintain electrical and mechanical rooms per safety and code.

Regulate heating, ventilation and air conditioning systems as necessary or required.

Confirm that the fire alarm, sprinkler and security systems are operational.

Remove snow and/or de-ice walkways as necessary or required.

Clean sidewalks, entryways, driveways, parking and play areas; remove litter, leaves, and debris from these areas and grounds as necessary or required.

Perform such other duties as, from time to time, may be assigned.

Supervisory Responsibilities: Oversee custodians, assistant custodians and substitutes at the building level.

Language Skills:

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percent and to draw and interpret bar graphs.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables where only limited standardization exists.
Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
Other Skills and Abilities:
Ability to pass a written test. Ability to establish and maintain effective working relationships with students, staff and community. Ability to perform duties with awareness of all district requirements and Board of Education policies.
