Primary ResponsibilitiesMaintenance Skills
- Perform repair and installation of electrical fixtures including lighting and exhaust fans.
- Maintain common areas including stair tread repair and replacement, cove base repair and installation, and baseboard repair and installation.
- Complete plumbing tasks such as repairing or replacing toilets, installing sinks and vanities, unclogging drains, replacing shower heads, and minor garbage disposal repairs.
- Perform basic carpentry including cabinet installation, hardware replacement, and door replacement or adjustment.
- Conduct minor appliance repairs including relighting pilots, installing stovetop electrical elements, replacing trim pieces, and troubleshooting dishwashers and washers/dryers.
- Perform HVAC-related tasks including filter replacement, thermostat replacement and programming, and relighting pilots.
- Complete monthly scheduled preventative maintenance tasks.
- Follow all safety inspections, processes, and procedures including lockout/tagout procedures and MSDS sheet collection.
- Maintain inventory control and communicate parts used during daily work.
- Conduct routine property inspections to ensure all systems are in good working order and curb appeal standards are maintained.
- Complete resident service requests in all areas of maintenance, including HVAC-related issues.
Primary Skills
- Strong verbal and written communication skills when working with residents, employees, and vendors.
- Excellent customer service skills with the ability to handle difficult situations professionally.
- Strong problem-solving abilities including diagnosing and resolving maintenance issues.
- Ability to communicate maintenance needs and updates with the Maintenance Supervisor, Property Manager, and office team.
- Participate in an on-call rotation to address after-hours service requests and emergencies.
- Participate in snow removal activities when required based on weather conditions and scheduling.
- Respond to catastrophic emergencies when necessary, even outside of scheduled on-call periods.
Qualifications
- Preferably at least 1 year of experience in residential property maintenance or a related field.
- Basic knowledge of property maintenance including HVAC, plumbing, carpentry, and electrical work.
- Strong verbal and written communication skills.
- Ability to work collaboratively in a team environment.
- Self-motivated and proactive.
- Strong analytical and problem-solving abilities.
- Ability to multitask and work under pressure.
- Strong attention to detail.
- Reliable attendance is required.
Education
- CFC certification preferred
Work Environment
This position operates in both a professional office environment and outdoor settings. The role regularly uses standard office equipment such as computers, phones, copiers, filing cabinets, and fax machines. The role may involve exposure to various weather conditions while performing maintenance duties.
Physical Demands
This role requires frequent bending, stooping, and lifting throughout the workday. Work may include climbing ladders and performing maintenance tasks on building exteriors, including roofs. The ability to lift up to 50 pounds is required.

Compensation: $55,000 – $60,000 annually
