Maintenance Technician | 140-Unit Community

Role Overview
As our Maintenance Technician, you are the backbone of the property. You will ensure the physical integrity of the community while providing excellent service to our residents. You will be responsible for general repairs, preventative maintenance, and the complete restoration of vacant units.
Key Responsibilities
- Work Orders: Promptly diagnose and resolve resident requests involving plumbing, electrical, and mechanical issues.
- Unit Turns & Renovations: Perform comprehensive refurbishments including drywall repair, painting, flooring installation (tile/laminate), cabinetry, and fixture replacement.
- Property Upkeep: Maintain "curb appeal" by ensuring the grounds are clean and well-maintained.
- Seasonal Maintenance: Assist with snow removal, salting, and basic landscaping (mowing/trimming) as needed (required).
- Emergency Response: Participate in a rotating "on-call" schedule for after-hours emergencies (required).
Requirements & Qualifications
- Experience: Minimum 2 years of General Maintenance experience (Required).
- Technical Skills: Proficiency in plumbing, electrical, carpentry, and flooring, and tile work.
- Tools & Transport: Must have a basic set of personal tools, a valid driver’s license, and reliable transportation.
- Professionalism: Strong interpersonal skills; must be able to handle resident interactions with courtesy and tact, and abide by Fair Housing laws.
- Accountability: Ability to work independently and collaboratively, troubleshoot problems proactively, and complete projects on time.
- Compliance: Must be able to pass a background check.
Compensation & Benefits
- Pay: Competitive market-based hourly rate starting at $17.00/hr (commensurate with experience).
