JOB SUMMARY:
This position will support Asset Management by providing guidance to the Asset Management Analysts as well as financial oversight and strategic guidance to operating and leasing management staff for a region of retail real estate assets in the Trust’s owned portfolio.
The Asset Manager will:
- Provide financial oversight, analysis and consultations relative to the assigned real estate portfolio.
- Conduct financial analysis and research to support EVP & Asset Management recommending long-term financial strategies to ownership based upon operating cash flows, capital requirements, merchandising trends, and redevelopment alternatives.

Develop pro-formas and projections for leasing representatives to help them in negotiating transactions.

Work closely with property management and accounting staff in coordinating collection efforts and responding to various tenant inquiries relating to co-tenancy, CAM audits and various other lease clauses.

Participate in Regional Production meetings and organizes follow up as necessary to ensure action items are addressed in a timely manner.

Monitor performance of the property and raises issues that may be on the horizon.
- Complete various reports related to operating statistics including revenue tracking, occupancy forecasts and renewal spreads.

Review all confirmation of business terms (CBT) documents, recommending modifications and changes where necessary to regional Leasing Vice Presidents.

Review lease comments and work with Leasing Representatives to evaluate the impact of proposed changes and Landlord’s risk and develop the appropriate responses to tenants.

Work with Leasing Department to formulate and document Leasing Game Plan for annual budget. Reviews annual budgets and recommends modifications.

Assist in compiling annual property budgets and creating forecasting models

At the request of Senior Management, prepare financial projections for the property or for properties under consideration for development.

Carry out special assignments/projects as assigned by management.
Qualified Applicants will have:
- Minimum of a Bachelor’s Degree in Accounting, Finance, Real Estate, or Business Management required.
- Master’s Degree in Finance, Business Management or Real Estate highly desired

A combination of equivalent education and experience necessary to effectively perform the responsibilities of the position.

5 to 10 years’ experience in commercial real estate, financial analysis and/or contract and real estate law.

Strong competency in the use of Microsoft Office suite including Excel, Access, and PowerPoint. Experience using JD Edwards or AREF (Advanced Real Estate Forecasting) a plus.
- Some experience in architecture or construction desirable.

Demonstrate an ability to communicate effectively, both orally and in writing, with all levels of management, lenders, owners, lawyers, etc.
