Compensation: $22.93/hour – 32BJ Union Position Additional Benefit: Live-in position with a 2-bedroom apartment provided rent free
Job Description:
We are seeking experienced live-in Superintendents to oversee the daily maintenance and repair operations of residential properties throughout Brooklyn. This role is responsible for maintaining building systems, responding to emergencies, coordinating repairs, and ensuring the overall upkeep of the property and grounds.
The ideal candidate will have hands-on experience in electrical, plumbing, HVAC, and general building maintenance. Candidates with S-12 and S-13 certifications are preferred, though certifications may be obtained within 60 days of employment.
Key Responsibilities:
- Perform daily maintenance and repairs throughout residential buildings and grounds
- Respond to emergency situations and remain on-call 24/7 for building emergencies
- Conduct repairs related to roofing, masonry, windows, sheetrock, plaster, plumbing, electrical, HVAC, painting, doors, and hardware
- Handle apartment turnovers and general building upkeep
- Perform plumbing repairs including unclogging drains, fixture replacements, and pump installations
- Assist with electrical repairs including lighting, intercoms, alarms, and door buzzers
- Support boiler and heating system maintenance, including radiator and valve adjustments
- Conduct painting, patchwork, sealing, and general repair work throughout the property
- Maintain cleanliness and safety of basements, hallways, grounds, and common areas
- Handle snow removal, salting, sanding, and related seasonal maintenance
- Complete property inspections and maintenance tracking as required
Qualifications:
- Experience in residential building maintenance or superintendent work preferred
- Strong working knowledge of carpentry, masonry, roofing, plumbing, electrical, doors/windows, and HVAC systems
- S-12 and S-13 certifications preferred or required within 60 days of hire
- Organized and dependable with strong problem-solving skills
- Experience in affordable housing maintenance preferred
- Ability to perform physically demanding work and lift heavy materials as needed
- Familiarity with property management systems such as Yardi is a plus
Education:
- 2-year degree or certification in maintenance or a related field preferred
- Sustainability training or certifications are a plus
Pay: $22.93 per hour
