The Property Manager is responsible for the organization, appearance, functionality, and operational readiness of the Muncie retail property and grounds. This role leads the lot crew and oversees daily property operations, bulk material management, plant staging for landscape installations, and maintenance of facilities, equipment, and company assets. The Property Manager ensures a safe, clean, and efficient environment for customers, employees, and operations while supporting both retail and landscape divisions. This position serves as a key operational leader who collaborates with the Retail Manager and is responsible for maintaining company standards, improving efficiencies, and ensuring resources are properly managed to support business objectives.
Key Responsibilities
Team Leadership and Workforce Development:

Lead, schedule, and develop the lot crew to ensure safe, productive, and efficient operations

Provide training, coaching, and performance feedback to maintain high standards of execution

Promote a customer-first mindset by ensuring the lot crew deliver prompt, courteous assistance and contributes to a positive customer experience throughout the property
Property and Facility Management:

Oversee the appearance, organization, and operational readiness of the retail property, grounds, and facilities

Ensure customer-facing areas, storage yards, and workspaces are clean, safe, and well-maintained

Coordinate property improvements and address maintenance needs proactively
Bulk Materials and Inventory Operations:

Coordinate deliveries and material staging to support retail sales and landscape operations

Maintain organized, efficient, and customer-ready material storage areas
Plant Staging and Landscape Support:

Lead the staging and preparation of plant material for landscape installation projects

Ensure plant quality, order accuracy, and timely availability for crews and deliveries

Collaborate with Retail and Landscape teams to support operational success
Equipment and Resource Management:

Oversee the maintenance, organization, and utilization of company equipment, vehicles and assets

Ensure compliance with safety standards and maintain a safe working environment

Continuously improve operational efficiency, property organization, and resource management to support company goals
Supervisory Responsibilities:

Directly supervises the lot crew and seasonal support staff

Provides leadership and direction to ensure departmental goals, customer service, and operational standards are achieved

Perform other duties as assigned

2+ years of experience in property management, facilities, retail operations, or a related field, ideally with team leadership experience

Valid driver's license; must obtain an Indiana Pesticide/Herbicide Applicator License (OISC) within the first 90 days of employment

Strong organizational and leadership skills, with the ability to train and manage a crew

Comfortable working outdoors and lifting/moving materials as needed

Experience with inventory, logistics, or equipment/vehicle maintenance a plus

Clear communicator who can work cross-functionally with Retail and Landscape teams

High school diploma or equivalent required
