Job Description
Assistant Property Manager
Department: Property Management
Reports To: Scattered Sites Property Manager
Summary: The Assistant Property Manager provides daily oversight of the operation of the assigned housing property. Properties include Public Housing units, LIHTC properties and Project Based Section 8.
Essential Duties and Responsibilities include the following. Other duties may be assigned to meet business needs.
· Maintaining the physical, financial, and program integrity of the property.
· Work with prospective and current residents for lease signing and renewals to ensure eligibility, and maintain effective resident relations.
· Maintain tenant files and records.
· Ensure paperwork meets all regulations set by HUD and Tax Credit Programs.
· Accompany Property Manager for inspection of the properties prior to leasing, routine inspections, and move out inspections.
· Investigate possible lease violations, including but not limited to, suspected fraud, program abuse, drug related or violent criminal activity.
· Promote marketing and effective communication.
· Show units to prospective residents and explains lease requirements and policies of the Housing Authority.
· Adhere to the policy and procedures, implement changes when needed.
· Promote a good working relationship with residents and staff and has a strong work ethic with reliability and dependability.
· Communicate with tenants regarding property-related issues.
· Coordinate with tenants and third parties to address maintenance and facility needs.
· Collaborate with property management team to produce advertising materials.
· Take rent payments on-site and at Central Office.
· Comply with anti-discrimination laws with regard to housing, renting and advertising.
· Contribute to team efforts by accomplishing related tasks as needed.
Qualification/Requirements
· Strong customer service skills
· Ability to interact effectively with residents and prospective residents
· Ability to manage and prioritize job responsibilities
· Excellent written and oral communication skills
Education/Training Experience
· High school diploma or equivalent required
· Previous experience in property management or real estate preferred
