Part-Time Onsite Resident Manager – 27-Unit Senior Apartment Community

About the Position
Anchor Pacific Property Management is seeking a dependable, organized, and personable Part-Time Onsite Resident Manager for a 27-unit, 55+ apartment community in Normal Heights.
The Onsite Resident Manager will serve as the day-to-day point of contact at the property and work closely with Anchor Pacific Property Management to help maintain the community, respond to resident needs, coordinate maintenance, assist with leasing, and ensure the property is operated professionally.
This position requires the Resident Manager to live on-site, and discounted rent on a one-bedroom apartment is included as part of the compensation package.
Key ResponsibilitiesProperty Operations
- Serve as Anchor Pacific Property Management's on-site representative and help oversee the day-to-day operation of the community.
- Regularly walk and inspect the property for cleanliness, maintenance needs, safety concerns, and potential issues.
- Coordinate maintenance requests with vendors, contractors, and the property management office.
- Follow up on work orders to help ensure repairs are completed in a timely manner.
- Assist with unit turnovers and coordinate access for vendors and contractors.
- Monitor common areas and help ensure the property remains clean, safe, and well maintained.
- Communicate and help enforce community rules and property policies consistently and professionally.
Leasing & Resident Relations
- Serve as an on-site point of contact for current and prospective residents.
- Respond to resident questions, maintenance concerns, and other property-related requests.
- Show available apartments to prospective residents and assist with the leasing process.
- Assist with move-ins and move-outs, including inspections and required documentation.
- Communicate resident concerns or potential lease violations to Anchor Pacific Property Management.
- Maintain professional and respectful relationships with residents while helping foster a quiet, welcoming community.
Rent Collection & Record Keeping
- Assist with monthly rent collection and communicate payment issues or delinquencies to the property management office.
- Maintain accurate property and resident records as required.
- Complete scheduled property and unit inspections.
- Document incidents, resident concerns, maintenance issues, and other significant property matters.
- Assist Anchor Pacific Property Management with reports and documentation as needed.
Compliance
- Follow company procedures and applicable housing regulations.
- Assist management with required inspections, notices, documentation, and compliance-related activities.
- Maintain resident confidentiality and handle sensitive information professionally.
Qualifications
- Previous property management, resident management, leasing, or similar experience preferred.
- Experience with senior housing is a plus.
- Strong organizational skills and attention to detail.
- Professional written and verbal communication skills.
- Comfortable communicating with residents, vendors, contractors, and management.
- Ability to handle resident concerns calmly and professionally.
- Basic computer skills and ability to learn property management software.
- Dependable, responsive, and able to work independently.
- Good judgment and ability to recognize when an issue should be escalated to management.
Requirements
- Selected candidate must reside on-site as a condition of the position.
- Ability to maintain appropriate professional boundaries while living at the property.
- Ability to work a flexible part-time schedule with occasional after-hours availability for property emergencies.
- Reliable transportation and a valid driver's license.
- Must successfully complete applicable pre-employment screening in accordance with company policy and applicable law.
Physical Requirements
The position involves a combination of administrative and on-site responsibilities. The Resident Manager must be able to walk the property, climb stairs, conduct inspections, use standard office equipment, and occasionally perform light lifting associated with normal property operations.
Compensation
The anticipated hourly pay range for this non-exempt position is $20.00 per hour, depending on relevant experience and qualifications. Overtime will be paid when applicable and in accordance with California and federal law.
