POSITION OVERVIEW
The Senior Facilities Manager is responsible for overseeing all aspects of maintenance and capital expenditure projects across the company’s portfolio. This role ensures that all renovation, maintenance, and construction projects are strategically planned, cost-effective, and executed in alignment with organizational goals. This position will collaborate closely with operations, asset management, finance, and vendors/contractors to deliver projects on time, within budget, and to the highest quality standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES
The essential functions include, but are not limited to the following:
- Create and manage 5 YR CAPEX plans for every property, define project scopes, prepare budget estimates, manage contracts, and oversee the timely completion of projects.
- Develop strategic asset plans by conducting site visits to assess existing conditions, monitor project progress, and ensure completed work meets company standards.
- Create and manage a full asset inventory for the portfolio.
- Oversee full preventative maintenance program for every property, including but not limited to HVAC, roofing, elevator and life safety systems.
- Analyze construction assumptions, assess risks, and develop strategies to mitigate them.
- Oversee the facility maintenance software, including managing assets, recurring work order and preventative maintenance schedules.
- Review and approve design drawings to confirm alignment with company standards.
- Prepare and manage project budgets and cost estimates, ensuring expenditures remain within approved limits.
- Establish and maintain project schedules, manage milestones, and allocate resources to resolve challenges affecting timelines.
- Oversee the successful execution and delivery of company construction projects.
- Keep stakeholders aligned through clear communication at every phase of the project.
- Report project delays or budget variances to management and recommend alternative solutions to maintain objectives.
- Research, recommend, and implement process improvements to enhance project delivery and results.
- Provide emergency response support when required.
- Conduct due diligence activities for acquisitions and redevelopment opportunities.
MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)
- 5+ years of experience in facilities management, capital projects, construction management or commercial property operations
- Strong understanding of commercial building systems (HVAC, roofing, paving, elevator, plumbing, electrical and life safety systems)
- Ability to manage multiple concurrent projects and vendors
- Project management, communication, and organizational skills
- Must be able to work independently and as a part of a team
- Basic computer skills for data entry in multiple computer programs
- Good working knowledge of health, safety, and OSHA programs
- High level of integrity, accountability, and initiative
- Reliable transportation, a valid driver’s license, and punctuality for all shifts are required
- Ability to lift 50 lbs, to walk and stand for extended periods of time, to reach, push, pull, kneel, bend, crawl and climb to perform repairs in tight and confined spaces, hand dexterity required to operate tools and light power equipment
- Willing to travel 25-30% of the time
- High School Diploma or GED Equivalent
COMPENSATION
- Salary Expectations: $100,000 to $120,000.
- Bonus Expectations: 5% to 10%, dependent on individual performance as well as company performance.

Pay: $100,000.00 - $120,000.00 per year
