Responsibilities
- Conduct routine inspections and preventive maintenance on electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), carpentry, and mechanical systems to ensure optimal operation.
- Repair and maintain all properties within Philadelphia portfolio
- Perform HVAC system repairs including troubleshooting thermostats, replacing filters, and cleanings
- Execute plumbing system maintenance and repairs such as fixing leaks, unclogging drains, and replacing fixtures to ensure water systems operate flawlessly.
- Carry out building interior maintenance tasks including painting (residential painting), carpentry repairs, drywall patching, and general facilities upkeep.
- Maintain accurate records of all maintenance activities, including schematics documentation and work logs for Maintenance, Repair & Operations (MRO) using Appfolio
- Support facilities equipment maintenance by inspecting mechanical systems and replacing worn parts proactively.
- Work in a team to accomplish all goals and tasks as needed
Skills
- Strong mechanical knowledge with hands-on experience in light electrical work, painting, plumbing, HVAC repair, carpentry, and facilities maintenance.
- Proficiency with hand tools
- Open to doing all kinds of jobs and tasks related to buildings and maintenance
- Maintain good relationships with tenants.
- Knowledge of building interior maintenance practices including painting (both commercial and residential), drywall repair, and general facility upkeep.
- Excellent customer service skills to communicate effectively with team members and building occupants regarding maintenance issues.
- Ability to interpret technical schematics and technical manuals for troubleshooting pumps, appliances, and basic building equipment
- Basic leadership qualities to assist in supervising or mentoring other maintenance staff when required.
- Fluency in English for clear communication across diverse teams; additional language skills are a plus but not required.

Pay: $23.00 - $27.00 per hour
