Job Description:
As Regional Manager, you will play a vital role in overseeing and growing our property management portfolio within your designated region. This specific role will cover the northern region of lower Michigan and require travel. We are looking for a dynamic and experienced individual with a passion for property management, exceptional leadership skills, and a proven track record in achieving operational and financial success.
RESPONSIBILITIES:
Daily Responsibilities
- Provide ongoing support to site teams as needed
- Execute lease agreements and review purchase order (PO) requests
- Respond to emergencies and assist with tenant concerns or complaints
- Complete rent payment (RP) corrections as required
- Address urgent operational matters that cannot wait for scheduled management meetings
Weekly Responsibilities
1. Leadership Meetings
- Meet with Director of Operations to provide weekly updates
- Share key takeaways from manager meetings
- Ensure all tracking spreadsheets are accurate and up to date
- Conduct weekly meetings with property managers and maintenance teams
- Review occupancy rates, delinquency, renewals, and leasing activity
- Discuss open work orders, maintenance concerns, and tenant issues
- Provide updates on legal matters and marketing initiatives
- Conduct weekly reviews of the Paycor system to ensure team member data, timekeeping, and payroll-related items are accurate and up to date
2. Site Visits (Weekly/Bi-Weekly)
- Visit properties based on portfolio size and needs
- Meet with on-site staff to discuss
- Operational issues, concerns, and successes
- Conduct resident experience checks
- Contact at least two residents to follow up on completed work orders
- Perform property inspections
- Identify visible deficiencies and ensure cleanliness of common areas
- Address staffing concerns as needed
- Professional appearance, hygiene, and adherence to company standards
- Provide real-time coaching and feedback
3. Unit and Property Inspections
- Inspect 25% of vacant units (random selection)
- Walk common areas with Property Manager (PM) and Maintenance (MT) teams
Monthly Responsibilities
- Review and verify maintenance logs
- Snow removal logs, light inspection logs, etc.
- Update marketing materials
- Ensure all platforms (including Facebook and other channels) are current
- Audit collections
- Review accounts sent to M&M for accuracy and completeness
Quarterly Responsibilities
- Audit maintenance records
- Compare CAPEX tracking against purchase orders
- Conduct lease file audits
- Ensure resident files are complete, organized, and compliant
- Plan resident engagement
- Develop and schedule quarterly events within approved budgets
Meetings and Reviews
- Attend quarterly in-person leadership meetings with Director of Operations and regional teams
- Share best practices
- Identify revenue opportunities
- Review budgets and marketing strategies
- Participate in quarterly training sessions (as scheduled)
- Conduct detailed budget review with Director of Operations (quarterly and year-to-date)
- Hold budget meetings with site staff
Operational Oversight
- Complete full property inspections with PM and MT teams
- Evaluate curb appeal, common areas, and exterior conditions
- Meet quarterly with Accounting and HR
- Maintain alignment and address operational or administrative issues
Semi-Annual Responsibilities
- Coordinate seasonal property maintenance
- Spring and fall preventive maintenance (PM)
- Pool opening and closing procedures
- Manage vendor contracts
- Obtain and review snow removal and landscaping bids
- Prepare properties for seasonal transitions (summer and winter readiness)
Annual Responsibilities
- Conduct in-person meetings with property owners
- Review financial performance, budgets, and annual forecasts
- Coordinate required inspections
- Municipal and fire safety inspections
- Lead annual budgeting process
Qualifications:
- Bachelor's degree in Business Administration, Real Estate, or a related field (preferred)
- Proven experience in property management, including experience in a supervisory or regional management role
- In-depth knowledge of property management principles, leasing, maintenance, and financial analysis
- Strong leadership skills with the ability to motivate and manage teams effectively
- Excellent communication and interpersonal skills to establish and maintain relationships with clients, tenants, and staff
- Demonstrated problem-solving abilities and the capacity to make sound decisions under pressure
- Proficiency in property management software and Microsoft Office Suite
REQUIREMENTS:
- Traveling region for portfolio site visits
- Flexibility to work weekends, evenings, and holidays as required by leasing demands
- Valid driver's license and reliable transportation

Pay: $65,000.00 - $85,000.00 per year
