Job Overview
The Property Accountant is responsible for the day-to-day accounting and financial reporting for an assigned portfolio of residential and commercial real estate properties. This position ensures the integrity and accuracy of financial records, prepares timely financial statements, assists with budgeting and forecasting, and supports tax reporting, audits, and regulatory compliance. The Property Accountant works closely with Property Management and Finance to provide accurate financial information that supports operational and business objectives.
Essential Responsibilities
Financial Reporting & Accounting
- Maintain the general ledger and accounting records for an assigned property portfolio.
- Prepare accurate monthly, quarterly, and annual financial statements in accordance with GAAP.
- Perform month-end and year-end closing activities, including journal entries and account reconciliations.
- Reconcile bank accounts, balance sheet accounts, and other general ledger accounts.
- Maintain accurate supporting schedules and financial documentation.
Accounts Receivable & Payable
- Process accounts payable and accounts receivable transactions.
- Manage tenant billing, including rent, utilities, CAM charges, and security deposits.
- Monitor collections and resolve tenant account discrepancies.
Budgeting & Financial Analysis
- Assist in preparing annual operating budgets and periodic financial forecasts.
- Prepare budget-to-actual variance analyses.
- Provide financial reports and analysis to Property Management.
Compliance & Tax Support
- Ensure compliance with GAAP, company policies, and applicable regulations.
- Assist with preparation of property tax returns and financial information for corporate and partnership tax filings.
- Maintain records supporting audits and regulatory reporting.
Audit & Internal Controls
- Prepare audit schedules and supporting documentation.
- Maintain accurate accounting records and follow established internal control procedures.
Systems & Collaboration
- Maintain financial information within Yardi or other property management systems.
- Work closely with Property Managers, Leasing, Operations, and Development teams to resolve financial issues.
- Assist with special projects and process improvement initiatives.
Treasury & Capital Planning - this a plus
- Assist with treasury and cash management activities.
- Monitor cash flow requirements across the property portfolio.
- Prepare lender reporting packages and support debt compliance reporting.
- Assist with debt financing, refinancing, and equity capital initiatives by preparing financial analyses and supporting due diligence.
Qualifications
Education
- Bachelor's degree in Accounting, Finance, or related field required.
- CPA designation or CPA candidate preferred.
Experience
- 3-5 years of property accounting or full-cycle accounting experience.
- Experience with residential, commercial, or mixed-use real estate preferred.
Skills
- Strong understanding of GAAP.
- Proficiency with Microsoft Excel and Yardi.
- Strong analytical, organizational, and communication skills.
- High attention to detail.

Pay: $90,000.00 - $100,000.00 per year
