Position Summary
The Multi-Site Residential Maintenance Technician is responsible for supporting the maintenance operations of multiple residential communities within the portfolio. This position works closely with property management teams to ensure apartments, buildings, grounds, and equipment are maintained to the highest standards.
The ideal candidate is a dependable, hands-on maintenance professional with strong troubleshooting abilities and experience in residential property maintenance. This individual must be comfortable traveling between multiple properties, prioritizing competing needs, and completing a wide variety of maintenance, repair, and apartment turnover responsibilities.
Essential Duties and ResponsibilitiesApartment Turns and Vacant Home Preparation
· Prepare vacant apartments and maintain readiness for new residents in accordance with company standards and established timelines.
· Assist with make-ready scheduling and prioritizing apartment turns to support occupancy goals and upcoming move-ins.
General Maintenance and Repairs
· Respond to and complete resident service requests in a timely, professional, and courteous manner.
· Troubleshoot and repair common maintenance issues with regard to plumbing (leaks, faucets, toilets, drains), electrical (switches, outlets, fixtures, breakers), HVAC (basic needs and maintenance), appliance repair, painting and drywall as needed.
· Maintain accurate records of completed work orders and communicate outstanding maintenance concerns to management.
Grounds and Property Appearance
· Assist with maintaining the overall appearance and condition of assigned communities.
· Identify and address exterior maintenance concerns.
· Assist with seasonal maintenance, trash removal, common-area upkeep, and other property needs as necessary.
Safety and Emergency Response
· Follow all company safety policies and procedures while maintaining a safe and organized work environment.
· Participate in emergency maintenance response and after-hours on-call responsibilities, as assigned.
· Follow all applicable federal, state, and local regulations.
Multi-Site Responsibilities
· Effectively manage time and workload while traveling between assigned communities as needed to address maintenance priorities.
· Prioritize emergency maintenance issues, resident service requests, apartment turns, and preventative maintenance responsibilities.
· Demonstrate thorough communication, flexibility and willingness to assist wherever maintenance support is needed within the portfolio.
Qualifications
· Previous residential, multifamily, apartment, or property maintenance experience strongly preferred. Experience working across multiple properties or locations preferred.
· Demonstrated knowledge of general maintenance, plumbing, electrical, carpentry, drywall, painting, and appliance repair. HVAC certification is preferred but not required.
· Ability to work independently while also collaborating closely with management.
· Strong organizational, prioritization, communication, and time-management skills.
· Valid driver’s license / reliable transportation to travel between assigned communities.
Physical Requirements
· Ability to regularly walk, stand, bend, kneel, climb stairs, and perform physically demanding maintenance tasks.
· Ability to lift and carry tools, equipment, and materials, generally up to 50 pounds.
· Ability to work indoors and outdoors in varying weather conditions.
· Ability to safely use ladders, hand tools, power tools, and other maintenance equipment.
NOTE: Mileage or Auto Stipend to be discussed during interview process.
Pay: $23.00 - $25.00 per hour
Expected hours: 40.0 per week
