SUMMARY OBJECTIVE
The purpose of this position is to frequently operate light to medium equipment and perform manual labor in the maintenance of County buildings and grounds. This position also includes performing skilled and semi-skilled maintenance work, including electrical, Heating, Ventilation and Air Conditioning (HVAC), plumbing and carpentry.
This job works under close to general supervision according to set procedures but determines how or when to complete tasks.
ESSENTIAL FUNCTIONS
The essential functions listed below are those that represent the majority of the time spent working in this class. Management may assign additional functions related to the type of work of the class as necessary.
· Repairs various plumbing systems and equipment including, but not limited to, bathroom fixtures, water heaters/coolers, water lines, valves, drain lines, leaks, water fountains, etc.
· Assists with the maintenance and repair of electrical components and equipment including, but not limited to, general electrical wiring, electrical outlets, switches, breakers, light fixtures, ballasts, circuits, etc.; changes light bulbs as needed.
· May run wires for computers, outlets, switches, etc.
· Uses hand and power tools in various manual tasks as required. Manually loads/unloads materials onto vehicles.
· Keeps streets and rights-of-way clean and free of debris; picks up trash; assists with the collection and disposal of bulky trash, debris, and limbs.
· Performs skilled and semi-skilled work in the maintenance of Town facilities with respect to electrical, HVAC, plumbing and carpentry. Puts up and/or repairs dry wall; performs carpentry related duties.
· Changes ceiling tiles; replaces carpet; installs stair treads; works with concrete; moves desks and chairs; inspects fire extinguishers and elevators; fixes door chimes; fixes doors.
· Performs routine repair work or parts replacement; and performs routine maintenance work as needed.
· Paints building interiors and exteriors as required.
· Performs routine maintenance and cleaning of assigned tools and equipment.
· Maintains accurate records on maintenance/repair work completed.
· Performs all work in accordance with all applicable policies, procedures, regulations and standards of safety and quality; ensures the timely completion of all assignments.
· Performs related work as assigned.
MINIMUM EDUCATION, EXPERIENCE AND SKILLS REQUIREMENTS:
· High School Graduation or GED equivalent.
· One year of related experience or an equivalent combination of education, training and experience.
PHYSICAL DEMANDS:
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
· Performs medium work that involves walking, standing, stooping, jumping, lifting, digging, pushing and raising objects and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.
UNAVOIDABLE HAZARDS (WORK ENVIRONMENT):
Unavoidable hazards refer to job conditions that may lead to injury or health hazards even though precautions have been taken.
- Involves routine and frequent exposure to:
Bright/dim light; Dusts and pollen.
Extreme heat and/or cold; Wet or humid conditions.
Extreme noise levels, Animals/wildlife.
Vibration; Fumes and/or noxious odors.
Traffic; Moving machinery.
Electrical shock; Heights.
SPECIAL CERTIFICATIONS AND LICENSES:
· Must possess and maintain a valid state driver’s license with an acceptable driving history.
