We are seeking a dynamic and detail-oriented Preconstruction Manager to lead the early phases of our construction projects, ensuring seamless planning, accurate estimating, and strategic bidding. Duties
- Lead preconstruction efforts by reviewing blueprints, technical drawings, and construction documents to interpret project scope and requirements.
- Develop detailed cost estimates using estimating software such as HeavyBid and Bluebeam, incorporating material costs, labor, equipment, and subcontractor quotes.
- Manage project budgets by estimating construction costs accurately and implementing effective cost control strategies throughout the preconstruction phase.
- Negotiate with suppliers, subcontractors, and vendors to secure competitive pricing while maintaining quality standards.
- Collaborate with clients to understand their needs, present proposals, and communicate project timelines and budgets clearly.
- Review construction drawings thoroughly to identify potential issues or discrepancies that could impact costs or schedules.
- Utilize construction management software to track project progress, manage schedules, and update estimates as needed.
- Prepare comprehensive bid packages by estimating material requirements from blueprints and ensuring all aspects of the project are accurately priced.
- Coordinate with design teams during blueprint reading sessions to ensure feasibility within budget constraints.
- Oversee material cost estimating processes, ensuring accuracy in pricing for materials required for commercial construction projects.
Qualifications
- Proven experience managing projects as a construction estimator or preconstruction manager within the commercial construction industry.
- Strong proficiency in estimating software such as HeavyBid, Bluebeam, Xactimate, and other construction management tools.
- Excellent skills in blueprint reading, interpreting technical drawings, and reviewing construction documents.
- Demonstrated ability in negotiation with vendors, subcontractors, and clients to achieve favorable terms.
- Knowledge of cost management practices including cost control, material cost estimating, and budgeting for large-scale projects.
- Proficiency in Microsoft Office Suite (Excel spreadsheets for estimating and tracking costs) and construction industry-specific software.
- Construction site experience combined with a solid understanding of contracts and legal considerations in construction projects.
- Strong communication skills to effectively liaise with clients, team members, and stakeholders throughout the preconstruction process.

Pay: $79,344.21 - $130,000.00 per year
