Position Summary:
We are seeking a seasoned Regional Manager with extensive experience in managing student housing properties and commercial assets. Key focuses include experience with individual room leasing; comprehensive student service strategies; CAM reconciliations; and Commercial lease amendments and options. As the Regional Manager, your experience with individual room leasing, academic calendars, and student-centric property management will be critical in driving occupancy, renewals, and tenant satisfaction. Your experience with CAMS, TI, and commercial leasing will be critical in driving bottom-line metrics. You will manage teams responsible for leasing, operations, and maintenance, ensuring all aspects of the student housing properties are running smoothly and efficiently. Additionally, you will manage vendor relationships, maintain unit inventory, and oversee website operations and marketing.
Responsibilities:
- Manage a team across leasing, operations, and maintenance departments, ensuring smooth collaboration and optimal property performance.
- Utilize property management systems - including Yardi, Rent Café, Rent Café CRM, and Commercial Café - to track leasing, tenant communications, and operational workflows.
- Establish, maintain and update tracking inventory system, set maintenance and turn process expectations for student housing.
- Establish and maintain vendor relationships around all property services.
- Manage Capex projects and negotiate pricing, source and maintain vendor relationships for the portfolio.
- Analyze student housing pricing in the LA area, ensuring competitiveness while maintaining compliance with LA rent control laws and other regulations.
- Enforce commercial lease expectations and provide guidance to on-site teams around delinquency, CAMs, TI, lease options, amendments, and new leases.
- Act as the main point of contact with owners and ownership groups. Create budgets, review and present financials.
Qualifications:
- 5+ years of experience in student housing management, with a focus on individual leasing and managing properties geared toward university students.
- 5+ years of experience in commercial asset management, particularly with leasing and TI/CAM management with a focus on NOI and bottom-line metrics.
- In-depth knowledge of Yardi, Rent Café, Rent Café CRM, and Commercial Café systems.
- Proven experience managing teams across leasing, operations, and maintenance functions.
- Strong understanding of the LA student housing and commercial markets, rent laws, and pricing strategies.
- Familiarity with academic calendars, roommate placement processes, and student housing turnover cycles.
- Experience managing fully furnished units, including inventory tracking and turn management.
- Excellent organizational and communication skills, with a customer service mindset.
- Ability to manage vendor relationships, ensuring timely and cost-effective delivery of services.
- Experience with website management, including updates, pricing strategies, and marketing.
