Position Summary
Orange Realty Group is seeking an organized and detail-oriented Property Manager Assistant – Turnover & Project Coordination to manage property turnovers, coordinate repair and rehabilitation projects, and ensure rental homes meet company quality standards before returning to the market.
This position combines field inspections, administrative work, vendor coordination, and project management. Responsibilities include inspecting vacant properties, identifying maintenance and repair needs, preparing scopes of work, obtaining vendor estimates, coordinating contractors, monitoring project progress, and completing final quality-control inspections.
A primary goal of this position is to reduce vacancy time by efficiently managing each property from move-out through rent-ready completion. Success requires strong organization, attention to detail, sound judgment, and the ability to manage multiple projects within established timelines and budgets.
The Property Manager Assistant will regularly use AppFolio, Property Meld, and inspection software to document property conditions, assign work, communicate with vendors, owners, and track project progress. After becoming familiar with company procedures, the position may also assist with resident maintenance requests and work orders.
This opportunity is well suited for a candidate with experience in property management, residential maintenance, construction, remodeling, inspections, or project coordination who enjoys solving problems and managing projects from beginning to completion.
Primary Responsibilities
Property Turnovers and Project Coordination
- Conduct detailed move-out inspections of vacant rental properties.
- Document property conditions using clear notes and photographs.
- Identify necessary repairs, cleaning, maintenance, safety work, and property improvements.
- Prepare detailed scopes of work for contractors and vendors.
- Obtain vendor estimates and coordinate approval of proposed work.
- Schedule contractors and vendors for property turnover projects.
- Monitor project schedules, budgets, vendor communication, and workmanship.
- Conduct project-progress inspections and final walkthroughs.
- Confirm that all approved work has been completed correctly.
- Coordinate additional repairs, corrections, and touch-up work when necessary.
- Keep turnover projects moving efficiently to minimize vacancy days.
Security Deposit Administration
- Review move-out inspection findings and supporting photographs.
- Help distinguish resident-caused damage from normal wear and tear.
- Prepare and post security deposit charges based on inspection findings, lease requirements, and company procedures.
- Maintain complete supporting documentation, including inspection reports, photographs, estimates, invoices, and related records.
Property Marketing Preparation
- Confirm that properties are clean, safe, functional, and rent-ready.
- Take clear, high-quality photographs for rental marketing.
- Coordinate with the leasing department when properties are ready to be listed.
- Help ensure each property presents well to prospective residents.
Maintenance Coordination
- Learn and use Property Meld to manage maintenance requests and work orders.
- Assist the maintenance department with resident maintenance requests when needed.
- Coordinate scheduling and communication among residents, owners, vendors, contractors, and internal team members.
- Monitor maintenance requests from assignment through completion.
- Maintain accurate work-order notes and documentation in AppFolio and Property Meld.
Field Operations
- Conduct move-out, vacancy, acquisition, project-progress, quality-control, and other property inspections.
- Verify vendor workmanship and completed repairs.
- Identify incomplete, defective, or overlooked work.
- Develop professional working relationships with contractors and vendors.
- Perform other field responsibilities commonly associated with residential property management operations.
Administrative Responsibilities
- Maintain organized and accurate records in AppFolio, Property Meld, and inspection software.
- Upload inspection reports, photographs, estimates, invoices, and project updates promptly.
- Communicate project status, delays, cost changes, and concerns to management.
- Assist the property management and maintenance departments with additional projects as assigned.
Required Qualifications
- High school diploma or equivalent.
- At least two years of experience in property management, maintenance coordination, residential construction, remodeling, inspections, or project coordination.
- Working knowledge of residential property repairs and maintenance.
- Strong organizational and time-management skills.
- Strong attention to detail and follow-through.
- Professional communication and customer service skills.
- Ability to manage multiple properties, projects, vendors, and deadlines simultaneously.
- Ability to work independently with limited supervision.
- Ability to make practical decisions and recognize when management approval is required.
- Proficiency with Microsoft Outlook, Word, and Excel.
- Valid Nevada driver’s license.
- Reliable transportation and appropriate automobile insurance.
- Ability to travel throughout the Las Vegas Valley during the workday.
Preferred Qualifications
- Experience using AppFolio.
- Experience using Property Meld.
- Experience conducting move-out or property-condition inspections.
- Experience coordinating residential turnover, renovation, rehabilitation, or repair projects.
- Experience preparing scopes of work and reviewing contractor estimates.
- Knowledge of security deposit documentation and normal wear-and-tear standards.
- Basic knowledge of residential construction or remodeling.
- Bilingual English and Spanish skills are a plus.
A Nevada Real Estate License or Property Management Permit is not required.

Work Environment
This position includes both office and field responsibilities. Regular activities include driving to properties, walking interior and exterior areas, climbing stairs, taking photographs, inspecting completed work, and communicating with residents, vendors, contractors, and team members.
