Peabody Properties is hiring for an experienced Assistant Property Manager to join it's property management team at a community in Beverly, MA.
The Assistant Property Manager is required to be knowledgeable about all aspects of site operations; rent collection, work order processing, leasing and preparation of turnover units, budgeting, program compliance and resident relations.
Functions of the Position:
- Deals with resident problems / conflicts and lease violations and when necessary, contacts Property Manager for interaction. Records and documents such problems for resident file.
- Accepts work orders from residents and turns over to Service Manager for completion /assignment, reviews completion of work orders and records in work order log.
- If necessary, completes all or part of bookkeeping responsibilities for the property; including but not limited to posting resident receivables (rent checks) government subsidy payments, rent roll, bank deposits, posting bank entries to appropriate journals and balancing books according to Peabody Accounting Procedures.
- In the absence of the Property Manager, keeps the VP/Senior Property Manager informed of potential or actual problems related to the physical, financial or resident related issues.
- Prepares a weekly delinquency report to the Property Manager.
- Answers incoming calls to the property and deals with residents/vendors etc. professionally.
- Provides security deposit balance and payment information at time of move outs.
- Provides a tickler file for security deposit interest payments.
- Maintains resident files according to Company and regulatory requirements.
- Assists and / or prepares late rental payment lists.
- Accept other duties as assigned.
- Maintain a professional decorum at all times and ensure that a positive example of competence, integrity and leadership is set forth for all staff to follow.
Education and Experience
- High School Diploma or GED with a minimum of 5 years related property management experience, providing clerical and administrative support;
- Extensive knowledge of OneSite, proficiency with Microsoft Word, PowerPoint, and Excel.
- Strong communication, organizational, writing, and computer skills.
Compensation and Benefits:
