Position Summary:
The Senior HVAC Technician is responsible for overseeing, coordinating, and performing the operation, maintenance, repair, and optimization of all building mechanical, electrical, plumbing, HVAC, and life safety systems. This role ensures the safe, efficient, and reliable operation of building infrastructure while supervising maintenance activities, coordinating vendors, managing preventative maintenance programs, and supporting client facility operations.
Job Description:
- Oversee, coordinate, and provide technical trades services to ensure the safe and efficient operation of HVAC, mechanical, electrical, plumbing, and life safety systems.
- Operate, troubleshoot, repair, and maintain a wide range of HVAC equipment including boilers, chillers, cooling towers, pumps, air handlers, RTUs, VAVs, split systems, data room cooling units, heat exchangers, and associated controls.
- Conduct inspections, preventive maintenance, energy audits, and system performance assessments to maximize equipment uptime and efficiency.
- Maintain building climate control systems and ensure occupant comfort through proper operation of HVAC, plumbing, and electrical systems.
- Perform hands-on maintenance work and provide daily direction to General Maintenance Technicians and Handypersons.
- Review and manage preventative maintenance schedules, maintenance logs, and work order completion through CMMS platforms.
- Respond to equipment failures, alarm notifications, and facility issues, ensuring timely resolution.
- Assist with the development and implementation of preventative maintenance programs for newly installed equipment.
- Coordinate and oversee vendors performing HVAC, electrical, plumbing, fire life safety, elevator, generator, and other specialized services.
- Support capital projects, tenant improvements, and construction activities while maintaining uninterrupted building operations.
- Conduct facility walkthroughs and inspections, assigning corrective maintenance tasks as needed.
- Manage spare parts inventory and ensure availability of critical maintenance materials.
- Collaborate closely with clients, vendors, and facility management teams to deliver exceptional building operations and customer service.
Pay: $35.00 - $40.00 per hour
