Experienced Residential Property Manager
Position Summary
We are seeking a proactive and experienced Residential Property Manager to join our growing Property Management team in the St. Rose area of Henderson, Nevada.
This full-time position will oversee a portfolio of residential properties and manage relationships with property owners, tenants, and vendors. The ideal candidate is an organized, proactive problem solver who can confidently manage day-to-day operations while providing exceptional customer service.
This position will oversee owner and tenant relationships, financial reporting, rent collection, maintenance coordination, property inspections, lease renewals, and lease enforcement.
Key Responsibilities
- Manage day-to-day operations for a portfolio of residential properties.
- Build and maintain strong relationships with property owners and tenants through consistent, professional communication.
- Promptly address and resolve tenant questions, concerns, and issues.
- Maintain accurate property files, records, financial information, and documentation.
- Account for property financials and prepare accurate monthly financial reports for property owners.
- Oversee rent collection and follow up on delinquencies as needed.
- Coordinate general maintenance, repairs, and property improvement projects.
- Manage third-party vendors and ensure work is completed timely and meets company and property standards.
- Conduct property inspections and quality-control visits using a personal vehicle; mileage is reimbursed at the IRS rate.
- Assist with lease renewals and coordinate with real estate agents to secure qualified tenants for vacant properties.
- Enforce lease agreements between tenants and property owners in accordance with company policies and applicable laws.
- Use Microsoft Word, Excel, and property management software to complete daily responsibilities.
- Learn and utilize company-specific real estate and property management systems.
- Respond to property management issues and after-hours emergencies as needed.
- Prioritize multiple responsibilities independently while maintaining a high level of customer service.
Qualifications & Requirements
- Minimum 2 years of residential property management experience.
- Strong communication and interpersonal skills.
- Excellent problem-solving and critical-thinking abilities.
- Working knowledge of basic accounting principles and property financials.
- Experience with property management or accounting software preferred.
- Proficiency with Microsoft Word and Excel.
- Strong organizational and multitasking skills.
- Ability to learn and effectively use new technology and software.
- Knowledge of the Southern Nevada rental market and applicable landlord-tenant laws.
- Nevada Real Estate License required.
- Nevada Property Management Permit required.
- Valid driver's license and reliable personal vehicle.
- Ability to work independently and prioritize tasks effectively.
- Must be available to work regular office hours, Monday–Friday, 8:30 AM–5:30 PM, with availability to respond to after-hours emergencies as needed.
- Position is in person in the St. Rose area of Henderson, Nevada.
