Position Summary
Flynco is seeking an experienced Commercial Construction Project Manager to lead projects from preconstruction through final closeout. This individual will be responsible for overall project performance, including budgets, schedules, contracts, subcontractor coordination, documentation, quality, safety, and client satisfaction.
The ideal candidate is an organized and proactive construction professional who understands commercial building methods, communicates effectively, anticipates problems, and takes ownership of results. This position works closely with owners, architects, engineers, subcontractors, vendors, superintendents, and internal team members.
Key Responsibilities
- Manage commercial construction projects from preconstruction through completion and warranty.
- Develop and maintain project budgets, schedules, procurement plans, and milestone dates.
- Review plans, specifications, contracts, addenda, and other construction documents.
- Coordinate project startup, permitting, buyout, mobilization, construction, and closeout.
- Solicit, evaluate, and level subcontractor and supplier proposals.
- Negotiate scopes of work and assist with preparing subcontracts and purchase orders.
- Monitor project costs, commitments, forecasts, billings, and profitability.
- Prepare and process change orders, owner applications for payment, subcontractor pay applications, and related cost documentation.
- Manage RFIs, submittals, shop drawings, meeting minutes, progress reports, and document control.
- Lead owner, architect, contractor, and internal project meetings.
- Partner with the project superintendent to maintain the schedule, coordinate field activities, and resolve construction issues.
- Communicate project status, risks, decisions, and upcoming needs clearly and promptly.
- Identify potential delays, cost impacts, design conflicts, and procurement challenges before they affect project performance.
- Maintain positive working relationships with clients, design professionals, and subcontractors..
- Promote compliance with Flynco safety policies, OSHA requirements, building codes, contract documents, and quality standards.
- Conduct site visits to evaluate progress, workmanship, coordination, safety, and schedule performance.
- Manage punch-list completion, commissioning, owner training, record documents, warranties, and final closeout.
- Support preconstruction activities, including constructability reviews, estimating, value analysis, scheduling, and logistics planning.

Required Qualifications
- At least five years of construction project management experience, including direct responsibility for commercial projects.
- Demonstrated success delivering projects safely, on schedule, and within budget.
- Strong knowledge of commercial construction methods, sequencing, materials, contracts, and industry practices.
- Experience managing project budgets, cost forecasts, schedules, subcontracts, RFIs, submittals, change orders, and closeout.
- Ability to read and interpret architectural, structural, civil, mechanical, electrical, and plumbing drawings and specifications.
- Strong leadership, negotiation, organization, and problem-solving skills.
- Clear written and verbal communication skills.
- Ability to manage multiple priorities and make sound decisions in a deadline-driven environment.
- Proficiency with Microsoft Office, Procore and Primavera 6 or other scheduling software.
Preferred Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field. Equivalent commercial construction experience will also be considered.
- Experience working for a commercial general contractor or construction manager.
- Experience with public and private construction projects.
- Experience with design-build, construction management, negotiated, and competitively bid delivery methods.
- OSHA 30-hour certification.
- Familiarity with Procore or comparable construction management software.
- Experience with Microsoft Project, Primavera P6, or comparable scheduling software.
- LEED, CCM, PMP, or other relevant professional certification.
Pay: $80,000.00 - $100,000.00 per year
