The Project Manager is responsible for planning, coordinating, and successfully delivering commercial construction projects involving mechanical, electrical, fire protection, security, low-voltage, controls, and specialty building systems. This role serves as the primary point of coordination between owners, architects, engineers, subcontractors, suppliers, and internal project teams to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards.
Key Responsibilities
Project Management
- Manage projects from preconstruction through commissioning and final closeout.
- Develop and maintain project schedules, budgets, procurement plans, and project documentation.
- Monitor project progress and proactively identify and resolve schedule, budget, and resource challenges.
- Ensure projects are completed in accordance with contract requirements, company standards, and client expectations.
- Manage multiple projects simultaneously while maintaining quality and meeting deadlines.
Client & Team Coordination
- Serve as the primary liaison between owners, architects, engineers, subcontractors, suppliers, inspectors, and internal project teams.
- Lead project meetings, distribute meeting minutes, and ensure follow-up on action items.
- Foster strong working relationships with project stakeholders throughout the project lifecycle.
- Collaborate closely with Superintendents and Operations Managers to coordinate field activities and project execution.
Technical Oversight
- Coordinate the design, installation, startup, commissioning, and turnover of mechanical, electrical, plumbing (MEP), controls, fire protection, security, low-voltage, IT integration, audiovisual, and specialty building systems.
- Review construction drawings, specifications, and submittals to ensure accuracy and identify discrepancies.
- Support system testing, balancing, commissioning, validation, and owner turnover documentation.
- Develop commissioning plans and coordinate factory testing, startup activities, inspections, and integrated system testing as required.
Procurement & Contract Administration
- Solicit bids, negotiate subcontracts, and procure materials and equipment.
- Track long-lead materials and equipment to support project schedules.
- Manage RFIs, submittals, change orders, purchase orders, and project documentation.
- Perform quantity take-offs and assist with estimating and proposal development when needed.
Financial & Risk Management
- Monitor project budgets, costs, commitments, and forecasting.
- Identify project risks and develop recovery plans when necessary.
- Resolve project issues while minimizing escalation and maintaining positive client relationships.
Safety & Quality
- Promote and support a culture of safety on every project.
- Ensure compliance with applicable codes, quality standards, and company policies.
- Coordinate punch lists, warranties, guarantees, and final project closeout documentation.
Qualifications
Required
- Bachelor's degree in Construction Management, Civil Engineering, Mechanical Engineering, Electrical Engineering, Architecture, or a related field, or equivalent construction industry experience.
- 5+ years of project management experience within the commercial construction industry.
- Experience managing mechanical, electrical, fire protection, low-voltage, security, or related building systems projects.
- Strong understanding of construction drawings, specifications, contracts, and project management principles.
- Experience with procurement, subcontractor management, budgeting, scheduling, and project documentation.
- Excellent communication, organizational, negotiation, and problem-solving skills.
- Proficiency with Microsoft Office Suite, Microsoft Project, Adobe Acrobat, and other project management software.
- Ability to travel throughout North America based on project assignments.
Preferred
- Experience with mechanical retrofit, sprinkler, fire protection, security, or low-voltage construction projects.
- Familiarity with AutoCAD and Bluebeam.
- PMP certification or willingness to obtain certification within two years of employment.
- Sales or client relationship management experience.

Pay: $60,000.00 - $80,000.00 per year
