The Ground Maintenance Technician will focus on the operation of multi-tenant properties located throughout Indianapolis. This person should have 2 years of experience in ground maintenance, including knowledge of all trades, including plumbing and electrical. This person will have good interpersonal skills and be able to effectively communicate with tenants and the public.
Responsibilities
- Responsible for maintaining the physical integrity and appearance of the property
- Provide superior customer service to tenants and property managers
- Coordinate insurance site inspections
- Prepare property inspection reports for lighting (monthly) and roofing (bi-annual)
- Prepare daily duty sheets for work accomplished (timesheets)
- Other duties as assigned (pick up trash, keep every property clean, pull weeds, salt & shovel snow)
- Conduct preventative maintenance and repair tasks across the property to ensure efficient and safe operations. Notify property managers of any potential hazards identified
- Assist in property inspections to identify maintenance needs and ensure proper upkeep
Qualifications
- Strong work-ethic, self-motivated, ambitious, persistent, and inspired to succeed
- Detailed-oriented and candidate must possess exemplary written and oral communication skills
- Be familiar with safety compliance rules
- Ability to work independently and within a team (must be a "self-starter", as well as a "team player")
- Develop relationships with the tenants
- Capacity to multi-task and work successfully under pressure, while effectively managing one's time and workload
- Ability to be a critical thinker by prioritizing work and planning the workday
Physical Demands
- Valid driver's license required
- Ability to stand, walk, bend, stoop, carry objects, and climb ladders
- Must be able to work outdoors in varying weather conditions (heat, cold, rain, snow, etc.)
Pay: From $25.00 per hour
