The Make-Ready Tech reports to the Community Manager under the supervision of the Maintenance Manager. This person will be responsible for working alongside the service and office teams to provide positive customer service experience. Primarily responsible for ensuring that all the repairs and maintenance of common areas and apartment homes are completed in a timely manner. Prompt and courteous responses to resident requests. Make Ready Tech will also work to ensure there is an adequate supply of market ready apartments to meet leasing demand. The Make-Ready Tech must be organized and committed to creating positive customer experience for both internal and external customers.
Essential Functions:
· Maintain apartment homes and common areas in the most efficient and profitable manner possible. Be knowledgeable and in compliance with local ordinances, state and federal laws as well as using National Apartment Association guidelines and that of its local affiliate, such as the local Apartment Association. Assist in keeping the maintenance shop clean, stocked, organized and in good working order.
· Complete any service requests regarding making an apartment home ready.
- Receives, organizes, and prioritizes maintenance of the vacant units for make-ready.
- Assist the Maintenance Manager with repairs and replacing appliances such as refrigerators, stoves, washers, and dryers when needed.
- Performs minor to moderate-level repairs with the assistance of Maintenance Tech including Plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets. Electrical repairs and replacement of light fixtures and related items.
- Performs all make ready projects for the preparation of vacant units available for prospective residents. Including but not limited to painting projects ranging from full interior painting of property units to minor touch up and repair of walls.
- May perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics meet or exceed standards.
- Adheres to safety and hazard communications programs, policies and procedures and maintains a safe work environment.
- Attends and participates in technical training programs to maintain and enhance knowledge and skills.
- Complete online Visions courses as assigned.
· Frequently interacts and communicates effectively with residents, property team and/or supplier partners to complete maintenance duties and requests.
· Participate in annual property inspections for quality and to assess and identify needs for improvement. Monitors and assess the property landscape and other attributes to identify and address potential safety hazards and concerns and to ensure quality property aesthetics.
· Have knowledge of the property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains and other property safety information.
· Support the retention efforts of the community and attend social and other community events for residents.
Skills/Education:
· High school education or equivalent
· Three to five years of experience in facility maintenance and/or mechanical repair required.
- General knowledge of the repair and maintenance of other household appliances, lighting fixtures, and plumbing
- Knowledge and skills to operate common and specialized tools for repairs and maintenance.
- Ability to visually inspect apartment homes, grounds/ curb appeal, and other aspects of the property to determine adherence to standards.
- Ability to read, interpret and apply written instructions for repair and maintenance of equipment.
- Ability to communicate and interact with personnel at all levels throughout the organization; clearly and concisely communicate effectively verbally and in writing with residents, property staff and/or vendors.
- Able to meet changing priorities and deadlines.
· Able to balance multiple tasks simultaneously, including project administration, monitoring, and execution, and possess good organizational skills.
· Must be able to provide own basic tools.
- Valid driver’s license from the state of residence
Physical Job Requirements:
- Required to maintain a regular schedule which may require working outside business hours, weekends, and non-traditional holidays.
- Ability to lift, push and pull up to 50 pounds.
- Hearing and visual ability to observe and detect signs of emergency required.
- Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
- Perceiving the nature of sounds at normal speaking levels with or without correction.
- Ability to receive detailed information through oral communication, and to make the discriminations sound.
- Visual requirements include color, depth perception, and field vision.
- Ability to compare, copy, coordinate, and communicate.
- Ability to tolerate stressful situations.
- Ability to work under minimal to moderate supervision.
