We are seeking an experienced and motivated Property Manager to lead the daily operations of our newest apartment community, Creek Mill Apartments. This position is responsible for the overall performance of the property by overseeing onsite operations, driving financial performance, developing team members, and delivering an exceptional resident experience.

Qualifications
- Minimum of 3 years of Property Manager experience required.
- Active NC Real Estate Broker License required.
- Entrata experience preferred.
- Lease-up experience preferred.
- Strong leadership, organizational, and problem-solving skills.
- Excellent communication and customer service abilities.
- Proven ability to manage budgets, occupancy, and team performance.
Responsibilities
- Oversee all aspects of daily property operations, including leasing, resident relations, rent collections, maintenance coordination, and financial performance.
- Lead, coach, and develop onsite team members, including Leasing Consultants, Assistant Property Managers, and Maintenance personnel.
- Drive occupancy through effective leasing strategies, outreach marketing, and resident retention initiatives.
- Review market conditions and competitor pricing to recommend rental rate adjustments and maximize revenue.
- Ensure vacant apartments are market-ready and partner with the maintenance team to minimize vacancy loss.
- Resolve resident concerns professionally and efficiently while fostering a positive community atmosphere.
- Manage lease renewals and implement strategies to improve resident retention.
- Conduct routine property inspections to ensure excellent curb appeal, cleanliness, safety, and compliance with company standards.
- Maintain accurate records, prepare reports, monitor budgets, and analyze financial performance.
- Ensure compliance with Fair Housing laws, company policies, local regulations, and safety requirements.
- Assist with annual budgeting, capital improvement planning, and ownership reporting.
- Monitor delinquency and proactively reduce outstanding balances while following company collection procedures.
- Support company initiatives, marketing campaigns, community events, and special projects as assigned.

Pay: $65,000.00 - $70,000.00 per year
