Position Summary
The Groundskeeper / Maintenance Technician is responsible for maintaining the overall appearance, cleanliness, and curb appeal of the community while assisting the maintenance team with property repairs, home rehabs, rental unit maintenance, and work orders. This position plays a vital role in ensuring the community remains safe, attractive, and well-maintained through a combination of groundskeeping, landscaping, and general maintenance support.
Essential Responsibilities
Grounds & Landscaping
- Maintain the overall appearance of the community in accordance with company standards.
- Mow, edge, trim, weed-eat, and maintain all lawns, common areas, and vacant sites.
- Prune trees, shrubs, hedges, and ornamental plants to promote healthy growth and an attractive appearance.
- Plant flowers, shrubs, trees, mulch, and seasonal landscaping.
- Weed, rake leaves, remove brush, and maintain landscape beds.
- Apply fertilizers, herbicides, and other landscape treatments safely and in accordance with company policies.
- Remove litter, debris, fallen branches, and leaves from streets, sidewalks, common areas, and vacant sites daily.
- Empty community trash receptacles and pet waste stations as needed.
- Maintain streets, sidewalks, parking areas, playgrounds, pools, and other outdoor amenities in a clean and safe condition.
- Inspect the community for safety hazards and report maintenance concerns promptly.
- Assist with irrigation system inspections, repairs, and seasonal adjustments.
- Assist with storm cleanup, snow removal (where applicable), and emergency property cleanup.
Maintenance Support
- Assist Maintenance Technicians with home rehabs, rental unit turnovers, and capital improvement projects.
- Assist with work orders for occupied rental homes, including basic plumbing, electrical, drywall, painting, carpentry, flooring, appliance installation, and other repairs under the direction of a Maintenance Technician.
- Help prepare vacant homes and RV sites for new residents by cleaning, repairing, and completing punch-list items.
- Assist with exterior repairs, including fencing, skirting, signage, decks, sheds, and common area structures.
- Help maintain community buildings, amenities, and outdoor facilities through routine preventative maintenance and repairs.
- Support the maintenance team with seasonal projects and special assignments.
Equipment & Safety
- Perform routine maintenance and cleaning of landscaping equipment, vehicles, trailers, and tools.
- Safely operate commercial landscaping equipment including mowers, trimmers, blowers, hedge trimmers, chainsaws, and utility vehicles.
- Maintain a clean, organized, and secure maintenance shop and storage areas.
- Follow all company safety policies, OSHA requirements, PPE guidelines, MSDS protocols, and proper equipment operating procedures.
- Attend required meetings and training sessions.
- Perform other duties and special projects as assigned.
Qualifications
- High school diploma or equivalent preferred.
- Previous experience in landscaping, groundskeeping, property maintenance, construction, or a related field preferred.
- Working knowledge of commercial landscaping equipment and safe operating procedures.
- Basic knowledge of plumbing, electrical, drywall, painting, carpentry, and general maintenance is preferred.
- Experience with irrigation systems is a plus.
- Ability to safely operate hand tools, power tools, lawn equipment, and maintenance equipment.
- Ability to work outdoors in all weather conditions and perform physically demanding work.
- Ability to frequently bend, kneel, climb ladders, and lift up to 50 pounds.
- Valid driver's license with an acceptable driving record.
- Ability to work independently while collaborating effectively with the maintenance team.
- Strong attention to detail, reliability, and a positive attitude.
- Basic computer or smartphone proficiency for work orders and communication is preferred.
- May be required to work occasional weekends, holidays, or respond to weather-related or property emergencies.
Job Type: Full-time
Pay: $17.00 - $18.00 per hour
