Diamond in the Rough Property Solutions is an established residential and commercial general contractor based in Sugarcreek, Ohio, serving the Columbus-to-Cleveland corridor since 2017. We run a disciplined approach to estimating backed by a detailed, real-world job-cost database built from hundreds of closed jobs. We're growing, systematic, and serious about quality — and we're looking for an estimator who fits that standard.
The Role
We're hiring a skilled, detail-obsessed estimator who can turn architectural and engineering drawing sets into accurate, defensible estimates and owner-ready proposals — on both cost-plus and fixed-price work. This is not a plug-in-the-numbers seat. The estimator we want catches scope gaps before they become change orders, cross-references every estimate against our historical actuals, and protects margin on every job. On fixed-price work especially, the difference between a good takeoff and a sloppy one is the difference between profit and loss — so precision is everything. What You'll Do
- Produce detailed quantity takeoffs and estimates from architectural and structural drawing sets for residential and commercial projects
- Build both cost-plus and fixed-price estimates, with the rigor each pricing model demands
- Audit scope line-by-line — compare drawings, specs, and contracts to catch gaps, omissions, and conflicts before they cost us
- Develop clear, owner-facing proposals
- Benchmark estimates against our internal Job Costing Book of closed-job actuals
- Solicit, level, and incorporate subcontractor and supplier quotes
- Manage estimates and project data in BuilderTrend
- Support value-engineering scenarios when budget and scope need to reconcile
- Coordinate with ownership, project managers, and design partners
What You Need
- Proven experience estimating residential and/or commercial construction (general contractor environment preferred)
- Ability to read and interpret architectural, structural, and MEP drawing sets and specifications
- Strong multi-division takeoff skills (site, concrete/flatwork, framing, finishes, exteriors, MEP coordination)
- Proficiency in Excel and comfort with construction project-management software
- A sharp eye for scope gaps and cost detail — here, accuracy matters more than speed
- Solid grasp of construction means, methods, and current Ohio material and labor costs
- Self-directed, organized, and dependable
Nice to Have
- Experience with both cost-plus and fixed-price/lump-sum contracting
- BuilderTrend experience
- Existing relationships with local subcontractors and suppliers
- Construction-related degree or equivalent field experience
