Fath Properties is a multifamily residential property management company based in Cincinnati, Ohio, with a portfolio of conventional apartment communities in the North Central Dallas area. As part of a privately held organization with a single-owner structure, Fath Properties manages approximately 7,600 apartment homes across its overall portfolio. We are seeking an experienced and results-driven Vice President of Operations to oversee property operations within our Dallas market and support the continued success of our communities. This position reports directly to the Chief Operating Officer.
Ideal candidates must be adept at prioritizing tasks and possess exceptional organizational, communication, and leadership skills.
Responsibilities
- Responsible for overseeing the day-to-day operations of three properties through subordinate managers and overall responsibility for the management of six additional properties managed by a Regional Manager.
- Maintains the physical asset through weekly inspections of all properties. Inspects interiors of buildings, grounds, facilities, and equipment personally or through subordinates to determine repair needs, maintenance requirements, and potential safety hazards.
- Assist subordinates in the preparation of budgets for assigned properties and review budgets of properties not under direct supervision. Responsible for identifying and advising on necessary capital improvements. Solicit and analyze bids from contractors for repairs, renovations, and general maintenance.
- Act as the escalation point for resident concerns and complex issues requiring management-level intervention. Proactively resolve issues in accordance with company policies and applicable regulations. Enforce disciplinary action, including eviction, when necessary and appropriate.
- Plan, schedule, and coordinate general contractors and subcontractors working on capital improvement projects at the properties. Work closely with the Maintenance Supervisor and Community Managers to identify project needs, develop scopes of work, establish timelines, and oversee execution. Complete inspections to ensure all work is completed to specification and quality standards.
- Recruit, manage, train, evaluate, and provide coaching to on-site and corporate team members. Communicate with Human Resources and the Chief Operating Officer regarding staffing, recruiting, compensation, performance, and disciplinary matters.
- Ensure annual performance reviews are completed for all associates promptly.
- Oversee all required reporting, ensuring accuracy, completeness, and timeliness. This includes ensuring subordinate managers complete required reporting such as variance reports, delinquency reports, surveys, budget reports, and other company-required reporting.
- Review rent tiers to ensure alignment with current market conditions.
- Develop strategies to market and showcase properties to prospective residents in coordination with property managers.
- Establish and maintain relationships with local fire, police, code enforcement, and other agencies as required. Actively participate in the Vickery Meadows Management Association, apartment associations, and other industry/community organizations as required.
- Ensure consistent enforcement of company standards across all properties, including a unique vehicle condition policy. Maintain accountability for ensuring properties are clean, quiet, and well-maintained with strong attention to curb appeal and resident satisfaction.
- Drive revenue growth through pricing strategies, lease renewals, and ancillary income initiatives.
- Identify and implement cost-saving opportunities while maintaining service quality and asset integrity.
- Provide leadership and oversight to four corporate-level direct reports and two site-level direct reports, ensuring accountability, performance, and professional development.
- Maintain a high level of responsiveness and professionalism in all communications. All internal and external phone calls, emails, and other business communications must be acknowledged or responded to within 24 hours, excluding approved time off and company-observed holidays.
- Attend all scheduled meetings.
- Perform other duties as assigned by the Chief Operating Officer or other senior leadership.

Requirements
- Must have experience managing multiple conventional properties.
- Must be able to work in a fast-paced environment and manage multiple priorities.
- Bachelor’s degree preferred; equivalent experience will be considered.
- Must possess strong customer service, leadership, and communication skills.
- Proficiency in Microsoft Office (Word, Excel, Outlook) required.
- Yardi or other property management software experience preferred.
