Position Summary
We are seeking a skilled and proactive Maintenance & Project Manager to oversee maintenance operations and capital improvement projects across a portfolio of residential and/or commercial properties. This role is responsible for ensuring all properties are safe, well-maintained, fully operational, and completed projects meet company standards, timelines, and budgets. The ideal candidate will have strong maintenance expertise combined with project coordination and vendor management experience.
Key Responsibilities
- Manage a centralized dispatch team responsible for all maintenance and ongoing work calls
- Coordinate the assessment, estimate completion, and rent ready hand off of all unit Turns
- Plan, coordinate, and oversee capital improvement projects and other renovations
- Coordinate maintenance technician team and third-party contractors to ensure timely completion of repairs and service requests
- Monitor preventive maintenance schedules for vehicles and equipment
- Manage annual property inspections to identify maintenance needs, deferred maintenance, and building concerns
- Manage repairs involving basic HVAC, plumbing, electrical, roofing, appliances, and general building systems
- Manage project timelines, budgets, vendor bids, contracts, and project documentation
- Monitor contractor performance and ensure work is completed according to scope, quality standards, and local codes
- Collaborate with property management and operations teams to minimize disruption to tenants and residents during projects
- Ensure compliance with OSHA regulations, building codes, safety standards, and company policies
- Track work orders, maintenance records, project progress, and vendor activity through property management or CMMS software
- Assist with emergency maintenance response and on-call coverage as needed
- Identify opportunities for operational improvements, cost savings, and long-term asset preservation
Qualifications
- 5+ years of experience in property maintenance, facilities management, construction, or real estate operations
- Experience managing renovation, capital improvement, or construction-related projects
- Strong knowledge of HVAC, plumbing, electrical, carpentry, and general building systems
- Proven experience managing vendors, contractors, and maintenance service agreements
- Ability to manage multiple projects and priorities simultaneously
- Familiarity with budgeting, scheduling, and project tracking
- Knowledge of OSHA regulations, fair housing requirements, and local building codes
- Proficiency with property management software like AppFolio and Service Fusion
- Strong communication, leadership, organizational, and problem-solving skills
- Valid driver’s license and reliable transportation preferred
Preferred Qualifications
- Construction/project management certifications are a plus
- HVAC or other trade certifications preferred but not required
- Experience with multifamily, mixed-use, or commercial real estate portfolios
- Bilingual communication skills preferred
Working Conditions
- Regular travel between properties and project sites may be required
- On-call availability for emergency maintenance situations
- Ability to lift equipment, climb stairs/ladders, and work in varying weather conditions

Pay: $66,560.00 - $74,880.00 per year
