Position Summary
The Maintenance Technician is responsible for the upkeep, repair, and preventative maintenance of guest condo units and related equipment across our managed portfolio at Bahama Bay. This is a hands-on role covering a wide range of trades — light plumbing, electrical, HVAC troubleshooting, appliance repair, and general carpentry — with a strong emphasis on fast response to guest-impacting issues and quality unit turnovers.
Key Responsibilities
- Complete assigned work orders promptly and document all work performed in the work order / ticketing system, including parts used and time spent
- Respond to in-stay guest maintenance requests with urgency and professionalism, minimizing disruption to the guest experience
- Perform routine preventative maintenance on HVAC systems (filter changes, coil cleaning, condensate lines), water heaters, appliances, smoke/CO detectors, and door lock hardware
- Diagnose and repair minor plumbing issues (leaks, clogs, fixture replacement, garbage disposals, running toilets)
- Perform minor electrical work (outlets, switches, GFCI, light fixtures, ceiling fans) within scope permitted without a license
- Repair and maintain appliances (refrigerators, ranges, dishwashers, washers/dryers, microwaves) or coordinate vendor service when needed
- Complete general repairs: drywall patching, painting/touch-ups, caulking, tile, cabinet and furniture repair, door and window hardware, blinds, and screens
- Conduct unit inspections between guest stays and after owner/vendor visits; flag deficiencies and safety issues
- Assist with unit setup, furniture moves, TV/Wi-Fi troubleshooting, and smart lock or keyless entry device maintenance
- Maintain inventory of parts, tools, and supplies; communicate restocking needs
- Coordinate with housekeeping, guest services, and third-party vendors to resolve issues and keep units rent-ready
- Follow all safety procedures, resort/HOA rules, and applicable building codes
- Participate in an on-call rotation for after-hours emergency maintenance
Qualifications
Required
- 2+ years of maintenance experience in vacation rentals, hotels/resorts, apartments, or a related property environment (or equivalent trade experience)
- Working knowledge of basic plumbing, electrical, HVAC, and appliance repair
- Ability to diagnose problems independently and prioritize guest-impacting issues
- Comfortable using a smartphone/tablet for work orders, photos, and communication
- Valid driver's license and reliable transportation
- Ability to pass a background check
Physical Requirements
- Able to lift up to 50 lbs, climb ladders and stairs, kneel, crouch, and work in Florida heat and humidity
- Able to work weekends, holidays, and rotating on-call shifts as scheduled
Preferred
- EPA 608 certification (Type I/II or Universal)
- CPO (Certified Pool Operator) or pool/spa maintenance experience
- Experience with vacation rental or resort operations software
- Bilingual English/Spanish a plus
Compensation & Benefits
- Pay: $20.00 per hour
- On-call/emergency pay differential
- Mileage or vehicle allowance for on-property travel (if applicable)
