Position Overview
Bakerss Property Services LLC is a growing residential and commercial property maintenance company serving Horry County and the surrounding Grand Strand area.
We are seeking a dependable, experienced Property Maintenance Technician with strong HVAC knowledge and a current CPO certification.
This position will primarily report to one luxury apartment community and will be responsible for both daily property upkeep and maintenance work orders. This is currently a part-time, year-round position with no seasonal layoff. Hours will vary depending on the number and the scope of work orders received.
As our company continues to grow and secure additional apartment, commercial, and residential service contracts, we expect this position to develop into a full-time opportunity with benefits.
Primary Responsibilities
- Report to the assigned property beginning at approximately 7:30 AM
- Assist with daily trash removal and property cleanup
- Police grounds for litter and debris
- Blow sidewalks, parking areas, and common areas to remove mulch, leaves, and storm debris
- Perform daily pool inspections, cleaning, and chemical balancing
- Maintain proper pool documentation and standards
- Complete general property maintenance work orders
- Perform basic plumbing repairs and troubleshooting
- Perform basic electrical repairs and troubleshooting
- Diagnose and perform HVAC maintenance and repairs within technician qualifications
- Document completed work through our mobile service platform
- Take before, during, and after photos of work performed
- Communicate professionally with residents, property staff, clients, and management
- Participate in a scheduled after-hours emergency on-call rotation
- Assist with service calls at other residential and commercial properties when additional hours are available
Schedule and Hours
This is a part-time position with variable daily hours.
The normal starting time is approximately 7:30 AM, but the ending time depends on the workload for the day. Some days may require approximately 3 hours, while heavier work-order days may require 8 hours or more.
The position is year-round, and additional hours may become available through service calls and work orders outside of the primary apartment community.
Required Qualifications
- Current CPO certification
- HVAC experience and Certifications
- Experience with general building/property maintenance
- Working knowledge of basic plumbing
- Working knowledge of basic electrical systems
- Ability to troubleshoot maintenance problems independently
- Valid driver's license and dependable transportation
- Smartphone and ability to comfortably use mobile applications
- Ability to upload photos, notes, and service documentation
- Strong communication skills
- Professional appearance and attitude
- Dependable attendance
- Ability to work independently with minimal supervision
- Willingness to participate in an after-hours emergency rotation

This position is expected to remain part-time initially, but our goal is to transition the right technician into a full-time position as our contract portfolio and service volume continue to grow.
Future full-time opportunities are expected to include additional responsibilities, increased hours, advancement opportunities, and company benefits as available.
