Vacation Home Maintenance Technician
PremierHost Property Partners is a growing short-term vacation rental management company looking for a highly reliable, hands-on, proactive, and detail-oriented Vacation Home Maintenance Technician to help oversee the condition and maintenance of our vacation rental properties.
For us, great maintenance is not simply about fixing things when they break. The primary goal of this position is to prevent problems from happening in the first place.
Our homes need to be routinely inspected, maintained, and cared for so that small issues are discovered and corrected before they become guest complaints, emergencies, or costly repairs.
At the same time, short-term rentals require a different level of urgency than traditional property maintenance. When a guest reports a problem, response time matters tremendously. Issues affecting a guest's comfort, safety, or ability to enjoy the home must be addressed very quickly and treated as a priority.
We are looking for someone who takes ownership of the homes they maintain—not someone who simply waits for a work order.
Key Responsibilities
- Conduct thorough routine property inspections to identify maintenance, safety, cleanliness, functionality, and wear-and-tear issues before they affect a guest.
- Develop a preventative-maintenance mindset by identifying components that are beginning to fail, deteriorate, loosen, leak, clog, wear out, or otherwise need attention before they become larger problems.
- Perform post-cleaning and turnover inspections before incoming guests arrive when needed.
- Ensure homes remain consistently guest-ready and that everything a guest is likely to use is functioning properly.
- Respond quickly to guest-reported maintenance issues, particularly problems involving HVAC, plumbing, electricity, appliances, locks, Wi-Fi-related equipment, water, safety, or other essential property functions.
- Troubleshoot problems efficiently and determine the fastest practical solution while maintaining quality workmanship.
- Perform repairs and maintenance involving:
- Electrical systems, outlets, switches, lighting, fixtures, and minor electrical issues
- HVAC systems, thermostats, filters, and basic HVAC troubleshooting
- Plumbing, faucets, toilets, drains, leaks, and fixtures
- Appliances and mechanical equipment
- Furniture, doors, locks, windows, blinds, cabinets, and other fixtures
- Minor drywall repairs, patching, caulking, and paint touch-ups
- Basic installations and replacement of electrical and mechanical appliances
- Outdoor areas, including basic yard work and property upkeep
- Regularly check high-risk maintenance items such as HVAC filters, plumbing fixtures, drains, toilets, batteries, locks, smoke/CO detectors, appliances, lighting, water leaks, exterior conditions, and other items that can create guest issues if neglected.
- Check that guest-facing items and amenities are working, secure, clean, and in good condition.
- Fix minor issues when discovered rather than allowing them to remain until a guest reports them.
- Identify recurring problems or larger repairs and communicate them promptly to management.
- Help determine when a repair should be completed internally versus when a licensed or specialized contractor is needed.
- Maintain a basic inventory of commonly needed maintenance supplies, replacement parts, batteries, filters, light bulbs, hardware, and other frequently used items.
- Take clear before-and-after photos when appropriate and provide timely updates after completing work.
- Ensure the property is clean, organized, secure, and completely guest-ready before leaving after any maintenance visit.
- Coordinate closely with housekeeping and management when maintenance concerns are discovered during turnovers or property inspections.
What We're Looking For
The ideal candidate is:
- Extremely proactive. You notice potential problems and address them before a guest ever knows they existed.
- Highly responsive. When an active guest has a maintenance problem arise, you understand that the issue cannot simply wait until it is convenient. We expect that guest issues should be reasonably handled within the same hour, assuming you are not already on another job for us.
- Extremely detail-oriented and notices things others overlook.
- Highly reliable and dependable.
- Able to prioritize urgent guest issues appropriately.
- Experienced across multiple areas of property maintenance rather than being limited to one trade.
- Comfortable troubleshooting problems independently and finding practical solutions.
- Skilled with electrical, HVAC, plumbing, appliances, painting, basic carpentry, and general household repairs.
- Able to distinguish between a cosmetic issue, an issue requiring preventative attention, and something that could significantly affect a guest's stay.
- Organized and able to communicate clearly with management.
- Comfortable taking photos, documenting work performed, and communicating through text or property-management systems.
- Someone who takes pride in keeping properties in excellent condition.
Examples of the mindset we are looking for:
If you notice a loose door handle, you tighten it before it breaks.
If a faucet is beginning to drip, you address it before it becomes a leak.
If an HVAC filter needs replacement, you replace it before airflow becomes a guest complaint.
If a lock is becoming unreliable, you address it before a guest gets locked out.
If an appliance is showing signs of failure, you communicate it before it stops working during someone's vacation.
Preventing the emergency is just as important as responding to the emergency.
Compensation & Hours
Pay: $25 per hour
We guarantee a minimum of 48 paid hours per month.
Because short-term rental maintenance is seasonal, the amount of work may fluctuate throughout the year.
During slower/off-season months, there may occasionally be fewer than 48 hours of maintenance work available. The technician will still be guaranteed pay for the minimum 48 hours per month, provided they remain available and meet the expectations of the position.
During peak/high-season months, there will likely be more than 48 hours of work per month, and all additional hours worked will be paid at the applicable hourly rate.
The guaranteed minimum is designed to create a stable relationship with someone who learns our homes, understands our standards, and becomes a dependable part of our operation rather than relying exclusively on different contractors every time a problem occurs.

The Most Important Part of This Role
There are two things we care about above everything else:
1. Prevent problems before they happen.
Routine inspections and preventative maintenance should catch problems before they become emergencies or negatively affect a guest.
2. Move quickly when a guest has a problem.
When something does happen during a stay, urgency matters. A maintenance problem that might normally be handled tomorrow in a traditional rental may need to be handled immediately in a vacation rental.
We want someone who understands that our guests may have traveled hundreds of miles and spent thousands of dollars on their vacation. When something in the home isn't working properly, getting it resolved quickly can be the difference between a great experience and a ruined stay.
