Job Overview
We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team. In this role, you will be responsible for ensuring the safety, functionality, and aesthetic appeal of residential apartment communities by performing a wide range of maintenance, repair, and operational tasks. Your expertise will help create a comfortable living environment for residents while maintaining the property's value and integrity. Responsibilities
- Conduct routine inspections and preventive maintenance on HVAC systems, electrical equipment, plumbing systems, and building facilities to ensure optimal operation.
- Troubleshoot and repair electrical issues using schematics and tools such as ohmmeters; perform electrical equipment repairs safely and efficiently.
- Perform carpentry and painting (including residential painting), and general handyman duties to address various maintenance needs.
- Maintain accurate records of maintenance activities using Computerized Maintenance Management Systems (CMMS) and other documentation tools.
- Oversee plumbing system repairs, including leak detection, pipe replacement, and fixture repairs to ensure water safety and efficiency.
- Supervise or assist with projects involving programmable logic controllers (PLCs), mechanical systems, or manufacturing equipment as needed.
- Coordinate with vendors or contractors for specialized repairs such as HVAC system servicing or complex electrical work while ensuring compliance with safety standards.
- Lead or support team members in facilities maintenance tasks while demonstrating leadership qualities and supervising experience when applicable.
- Ensure adherence to safety protocols during all maintenance activities; utilize schematics and technical manuals for accurate troubleshooting.
- Provide excellent customer service by responding promptly to resident repair requests and communicating clearly about work progress.
Experience
- Proven experience in facilities maintenance within residential or commercial settings with a strong understanding of mechanical knowledge.
- Hands-on experience repairing HVAC systems, electrical equipment, plumbing systems, and performing welding tasks.
- Familiarity with schematics, technical manuals, CMMS software, and diagnostic tools such as ohmmeters.
- Prior supervisory or leadership experience in a maintenance environment is preferred but not required.
- Knowledge of maintenance, repair, and operations (MRO) practices is advantageous.
- Strong communication skills in English to effectively coordinate with team members and residents.
