Position Overview
We are seeking a highly analytical and hands-on Director of Marketing to lead pricing, leasing strategy, compliance alignment, and property-level marketing execution across our portfolio.
This is not a traditional “branding-only” marketing role—this position sits at the intersection of revenue management, compliance, and leasing performance.
The ideal candidate has deep experience in multifamily housing, including LIHTC and HUD environments, and understands how to optimize rents while ensuring full regulatory compliance.
Key ResponsibilitiesUnregulated (Market-Rate) Properties – 40 Properties
- Conduct market research to identify comparable properties and rental rates
- Perform site visits to evaluate competitive positioning
- Establish optimal rent pricing for new leases and renewal increases
- Develop and submit rent increase schedules for budgeting purposes
- Partner with accounting to align rent strategies with financial goals
Regulated Properties (LIHTC) – 29 Properties
- Review income limit rent tiers and establish maximum allowable rents
- Determine compliant rent increases for existing residents by tier
- Ensure all pricing aligns with LIHTC program guidelines and restrictions
Section 8 / Mobile Vouchers
- Maximize rental revenue for voucher-based units
- Coordinate with housing authorities to obtain current “reasonable rent” data
- Ensure timely rent renewals at maximum allowable rates
- Maintain compliance with HUD and voucher program requirements
Policies, Procedures & Compliance
- Evaluate and improve rent-setting and leasing procedures
- Ensure proper implementation of rents across leasing and accounting functions
- Review and update resident selection policies for regulatory compliance
- Develop and implement Affirmative Fair Housing Marketing Plans
- Establish monitoring systems to ensure consistent execution across all properties
Marketing & Team Leadership
- Create and execute property-level marketing strategies
- Support leasing teams with training on pricing, positioning, and execution
- Implement digital and interactive marketing initiatives to drive occupancy
- Ensure consistent branding and messaging across communities
- Collaborate cross-functionally with operations and asset management teams
Qualifications
- Bachelor’s degree required
- Minimum 5+ years of experience in multifamily marketing, leasing, or revenue management
- Strong experience with LIHTC and HUD programs (certifications required)
- Proven track record in multifamily rent optimization and leasing performance
- Experience working with both market-rate and affordable housing portfolios
- Knowledge of Section 8 voucher programs and rent-setting processes
- Proficiency in Yardi (preferred) and Microsoft Office Suite
- Strong analytical, organizational, and multitasking abilities
- Excellent verbal and written communication skills
- Customer service-driven mindset
- Experience with digital/interactive marketing strategies
- Spanish language skills are a plus
- Willingness and ability to travel between property sites

Pay: $80,000.00 - $115,000.00 per year
