Multifamily Project Manager

A commercial general contractor is seeking an experienced Project Manager to lead multifamily construction projects ranging from $10 million to $75 million in the Glenwood Springs, CO area. This is a full project lifecycle role spanning preconstruction coordination, construction administration, and client management, with direct responsibility for safety, financials, schedule, and staff development. The position requires a hands-on leader who can manage subcontractor relationships, owner expectations, and project team performance simultaneously across a complex multifamily build.
Standard business hours, Monday through Friday, with on-site presence required throughout project duration. Schedule may vary based on project phase and deadline requirements.
$110,000 - $130,000 Per Year
You will have full ownership of project safety from startup through closeout. That begins before ground breaks, evaluating risks prior to project start and working with Superintendents to develop a site-specific safety plan. Once underway, you will conduct regular site tours and safety inspections, enforce safety protocols with subcontractors, and lead by example to ensure compliance with all policies and standards throughout the life of the project.
On the financial side, you will oversee all project financial matters including initial job setup with accounting, monthly cost and revenue forecasting, monthly pay applications, and participation in monthly project financial reviews. You will manage the change order process end to end, ensuring changes are tracked, negotiated, and executed on schedule, and you will review project invoices with the Superintendent for approval. Establishing and maintaining labor roadmaps is also part of your financial oversight responsibility.
You will work with preconstruction to establish risk-conscious subcontract scope exhibits aligned with the boilerplate subcontract, and you will ensure subcontracts are fully executed with required insurance and bonds in place before work begins. Throughout construction, you will oversee the total project effort to ensure work is completed in accordance with design intent, budget, schedule, and quality standards. That includes administering project scheduling, understanding sequencing and productivity, and maintaining a firm grasp of all contractual responsibilities and contract documents.
Client management is a core part of this role. You will maintain strong relationships with the owner, architect, consultants, and subcontractors from procurement through post-construction, and you will serve as the primary point of contact for client communications throughout the project. You will also support business development by participating in estimates, subcontractor coordination, and proposal presentations as needed.
You will lead a project team with direct reports, establishing a staff responsibility matrix, conducting quarterly performance reviews, and managing employee development through active coaching, training, and mentorship.
- Bachelor's degree in Construction Management, Civil Engineering, or a related field, or equivalent industry experience
- Experience as a Project Manager on commercial or multifamily construction projects ranging from $10 million to $75 million
- Strong working knowledge of construction safety planning, site inspections, and subcontractor safety compliance
- Demonstrated ability to manage project financials including cost forecasting, pay applications, and change order administration
- Proficiency with Microsoft Office Suite including Word, Excel, PowerPoint, and Outlook
- Strong written and verbal communication skills, including the ability to present to owners, architects, and executive stakeholders
- Ability to read and interpret construction documents, contract terms, and project schedules
- Experience managing multifamily wood-frame or podium construction projects in Colorado or mountain region markets
- Proficiency with Procore or comparable construction project management software
- OSHA 30 certification
- Experience leading and developing a project team with direct reports
- Established subcontractor relationships in the western Colorado construction market
