Maintenance Manager

Corcoran Jennison is hiring a full time Maintenance Manager to be the go to person keeping One Chelsea Street running, a 90,400 square foot waterfront office building in New London's Fort Trumbull District, home to the U.S. Coast Guard Research and Development Center.
This is a hands on role for someone who likes owning a building start to finish, works independently, and is comfortable moving between fixing things and handling the paperwork that keeps a property humming. You report to the Regional Manager and are the main point of contact between tenants, vendors, and ownership. There is no staff to supervise; this is your building to run.
What you will do
- Keep building systems and grounds in top shape: HVAC, elevators, fire and life safety, plumbing, and electrical.
- Run the preventive maintenance program and stay ahead of repairs, with an eye on the waterfront and coastal weather
- Line up and oversee vendors for larger jobs like roof, exterior, paving, and landscaping, and track their insurance and contracts
- Manage the 333 space parking lot, including snow and ice removal, plus key control and building access
- Handle the office side in Microsoft Word and Excel: invoices, purchase orders, maintenance logs,and records
- Help prepare the annual budget and capital plans, and get familiar with tenant leases
- Be the professional point of contact tenants rely on, including our federal anchor tenant
What you bring
- Solid building or facilities maintenance experience, ideally in commercial office
- Strong knowledge of building systems and a fix it mindset
- Comfort with Microsoft Word and Excel; property management software a plus
- A self starter who can prioritize and work on their own
- Valid driver's license, able to be on site in New London and on call for emergencies
What we offer
- $70,000 to $78,000 per year, based on experience
