Atlas Management, LLC is seeking two Maintenance Technician – Tier II positions to support a portfolio of properties in Portland, Oregon.
The Tier II Technician is a mid-level maintenance position responsible for performing routine and moderately complex repairs across multi-family residential properties. This role requires strong working knowledge of HVAC, plumbing, electrical, carpentry, appliance repair, and general maintenance. The Tier II Technician supports preventative maintenance efforts, participates in on-call rotations, and may assist in mentoring Tier I technicians.
This position reports to the Property Director and plays a key role in maintaining safe, compliant, and high-quality communities for residents and property owners.
Responsibilities
Maintenance & Repairs
- Complete resident service requests in a timely and professional manner
- Prepare market-ready units, including painting, repairs, cleaning, and minor flooring and appliance replacement
- Perform light to moderately complex repairs in plumbing, electrical systems, HVAC, appliances, carpentry/general repairs, caulking/sealing, and life-safety related tasks
- Troubleshoot and install basic electrical and mechanical systems
- Maintain grounds and common areas to ensure cleanliness and safety
Preventative Maintenance & Compliance
- Schedule and perform preventative maintenance and maintain accurate records
- Inspect property for safety hazards, maintenance concerns, and life-safety issues
- Ensure compliance with company policies and applicable laws, including Fair Housing, ADA, FCRA, and other housing regulations
- Report property damage, vacant unit needs, and safety concerns to the Community Manager
Operations & Team Support
- Participate in on-call emergency maintenance rotations
- Coordinate and oversee third-party vendors (HVAC, roofing, landscaping, etc.) as directed
- Assist in mentoring and supporting Tier I technicians
- Provide professional, courteous customer service to residents, vendors, and team members
- Perform additional duties as assigned
Minimum Requirements
- At least 2 years of experience in apartment maintenance or a related field
- Demonstrated hands-on experience in HVAC, plumbing, electrical, carpentry, appliance repair, and painting
- High school diploma or equivalent
- Valid driver's license with a clean driving record
- Ability to lift 50+ pounds and perform physically demanding tasks
- Authorized to work in the United States
Skills & Abilities
- Strong troubleshooting and diagnostic skills
- Working knowledge of building systems and residential maintenance standards
- Ability to complete both routine and moderately complex repairs independently
- Strong time management and ability to prioritize competing service requests
- Ability to work independently with limited supervision
- Effective verbal communication with residents, vendors, and team members
- Ability to mentor entry-level technicians
- Basic mathematical skills (add, subtract, multiply, divide)
- Comfortable using Microsoft Excel, Word, and Outlook
- Professional demeanor and ability to manage resident concerns appropriately
