Job Summary:
The Pre-Engineering Designer/Estimator for the Security Division is responsible for translating customer requirements, site conditions, construction documents, and applicable codes into accurate, permit-ready low-voltage security system designs. This role develops pre-engineered layouts, drawings, specifications, equipment selections, and permit submittal packages using Bluebeam Revu and AutoCAD. The position also supports estimating by producing accurate takeoffs, scopes, and budgets that align with the design intent and can be successfully handed off to project management and field operations.
Duties/Responsibilities:
Review architectural, electrical, technology, and life-safety plans; specifications; RFPs; addenda; and applicable project requirements to establish the design basis and scope.
Conduct site surveys and field verification to document existing conditions, device locations, pathways, door hardware, network infrastructure, power availability, and constructability constraints.
Develop pre-engineered system concepts and basis-of-design narratives for access control, video surveillance, intrusion detection, intercom/telephone entry, and structured cabling systems.
Create clear, coordinated security and low-voltage plan drawings in AutoCAD, including device layouts, floor plans, enlarged plans, riser diagrams, one-line diagrams, details, schedules, legends, and general notes.
Use Bluebeam Revu to review, overlay, compare, mark up, measure, count, and coordinate construction documents; maintain organized Studio Sessions and drawing revisions when required.
Select and place devices, panels, controllers, power supplies, network equipment, racks, cable pathways, and related components based on coverage, capacity, voltage-drop, bandwidth, storage, and manufacturer requirements.
Coordinate access control design with door types, locking hardware, egress requirements, fire alarm interfaces, ADA requirements, and architectural door schedules.
Perform design calculations and document assumptions, including power-supply loading, battery backup, voltage drop, network bandwidth, video storage, field-of-view, cable distance, and system capacity.
Apply applicable codes, standards, manufacturer requirements, and owner criteria, including NEC, NFPA, IBC/IFC, ADA, BICSI, TIA/EIA, and local Authority Having Jurisdiction (AHJ) requirements.
Prepare complete permit submittal packages, including drawings, calculations, product data, narratives, applications, and supporting documentation required by the AHJ.
Coordinate permit applications and submittals with internal teams, general contractors, design professionals, customers, and AHJs; track submittal status, fees, review comments, resubmittals, and approvals through permit issuance.
Respond to plan-review comments and revise drawings and supporting documents promptly while maintaining revision control and an accurate record of approvals.
Coordinate design interfaces and resolve conflicts with architectural, electrical, mechanical, fire protection, IT/network, and other low-voltage disciplines before construction.
Generate accurate material takeoffs and labor assumptions directly from the design; identify pathways, conduit, cable tray, cabling, equipment, permits, subcontracted work, and other project requirements.
Develop detailed estimates, budgets, scopes of work, alternates, and professional proposals that are consistent with the drawings, specifications, and project requirements.
Solicit and evaluate vendor and subcontractor quotations; verify that quoted equipment and services comply with the design intent and specifications.
Provide value-engineering options that preserve code compliance, system performance, maintainability, and customer objectives while supporting project budget targets.
Work closely with sales and project management to clarify scope, resolve technical questions, support change orders, and maintain alignment between the proposal and final design.
Lead or participate in design and estimating handoff meetings; provide approved drawings, permit documents, takeoffs, assumptions, exclusions, vendor quotes, and design intent to project management and field teams.
Maintain drawing standards, details, blocks, templates, estimating data, permit records, and lessons learned; remain current on products, codes, software, and industry design practices.
Performs other duties as assigned.
Required Skills/Abilities:
Advanced proficiency with Bluebeam Revu for plan review, overlays, measurements, takeoffs, markups, coordination, and document management.
Proficiency with AutoCAD for production of accurate, organized, permit-ready plan sets; knowledge of layers, blocks, xrefs, layouts, plotting, and drawing standards.
Strong working knowledge of security and low-voltage system design, including access control, video surveillance, intrusion detection, intercom/telephone entry, and structured cabling.
Ability to read and interpret architectural, electrical, technology, door hardware, and life-safety construction documents and specifications.
Working knowledge of applicable codes, standards, permitting processes, and AHJ submittal requirements.
Ability to complete and clearly document system calculations, equipment selections, design assumptions, and constructability decisions.
Strong estimating, budgeting, takeoff, analytical, and problem-solving skills with exceptional attention to detail.
Excellent organization, document-control, time-management, and deadline-management skills across multiple concurrent projects.
Excellent written and verbal communication skills and the ability to coordinate effectively with customers, contractors, design professionals, AHJs, vendors, and internal teams.
Proficiency with Microsoft Office Suite or related software; experience with Procore, manufacturer design tools, and permit portals is preferred.
Education and Experience:
Associate or bachelor’s degree in engineering, drafting/design technology, construction management, electronics, or a related discipline is preferred; equivalent directly related experience will be considered.
Five or more years of experience in security/low-voltage design, pre-engineering, CAD drafting, permitting, estimating, project engineering, or a closely related field is preferred.
Physical Requirements:
Prolonged periods of sitting at a desk and working on a computer.
Must be able to lift 15 pounds at times.
Must be able to follow safety protocols and wear proper personal protective equipment.
Must be able to work safely at client sites in a variety of weather conditions and terrains.
Must be able to navigate to different clients sites daily and have a clean driving record.
Pay: $28.00 - $37.00 per hour
