The Airport Building Maintenance Supervisor reports directly to the Deputy Director of Aviation and is responsible for the overall supervision, coordination, and performance of airport building maintenance and facility services. The position provides leadership and direction for approximately 25 employees across Janitorial, Building Maintenance and Skilled Trades, HVAC, and Electrical Services.
The Airport Building Maintenance Supervisor ensures that airport facilities, buildings, systems, equipment, and supporting infrastructure are maintained in a safe, reliable, clean, efficient, and operational condition. The position coordinates daily maintenance activities, prioritizes work based on operational needs, supervises staff and contractors, monitors service quality, and ensures compliance with applicable safety, building, electrical, mechanical, environmental, and airport regulations.
Because airport facilities operate in a highly active and security-sensitive environment, this position works closely with Aviation leadership, airport operations, security, tenants, airlines, contractors, and other internal departments to minimize service disruptions and maintain a high level of operational readiness.
Essential Duties and Responsibilities
Leadership and Supervision
- Directly supervise and provide leadership to approximately 25 employees assigned to Janitorial, Building Maintenance and Skilled Trades, HVAC, and Electrical Services.
- Plan, assign, schedule, and monitor daily work activities to ensure timely completion of preventive, corrective, and emergency maintenance.
- Establish clear performance expectations and hold employees accountable for productivity, workmanship, attendance, safety, customer service, and adherence to departmental policies.
- Develop staff through training, coaching, mentoring, and performance management.
- Participate in recruitment, selection, onboarding, disciplinary actions, performance evaluations, and other personnel-related activities.
- Foster a professional, collaborative, safety-focused, and service-oriented work environment.
Building and Facilities Maintenance
- Oversee the maintenance, repair, and operation of airport buildings, facilities, systems, and related infrastructure.
- Establish and maintain preventive maintenance programs designed to maximize equipment reliability and extend the useful life of airport assets.
- Monitor facility conditions and identify maintenance needs before they result in operational disruptions or significant repair costs.
- Prioritize work orders based on safety, airport operations, regulatory requirements, customer impact, and available resources.
- Ensure buildings and facilities remain clean, functional, safe, and presentable for passengers, employees, tenants, and the public.
Skilled Trades and Technical Services
- Coordinate and oversee work performed by skilled trades personnel, including HVAC, electrical, building maintenance, and related disciplines.
- Provide technical oversight and ensure maintenance activities are performed according to applicable codes, standards, manufacturer requirements, and established procedures.
- Coordinate troubleshooting, repair, replacement, and installation of mechanical, electrical, plumbing, structural, and other building systems as applicable.
- Review maintenance requirements and recommend equipment replacement, upgrades, or capital improvements when appropriate.
- Coordinate specialized repairs and technical services with qualified contractors and vendors.
Janitorial Services
- Oversee airport janitorial operations to ensure appropriate levels of cleanliness, sanitation, and appearance throughout airport facilities.
- Establish service standards, inspection procedures, and performance expectations for janitorial staff and contracted services.
- Respond promptly to cleanliness, sanitation, spill, waste, and other facility-related issues that could affect passenger experience or airport operations.
Airport Operations and Emergency Response
- Maintain a high level of responsiveness to facility and maintenance issues that may affect airport operations.
- Coordinate emergency maintenance response for building systems, HVAC, electrical, plumbing, weather-related damage, utility interruptions, and other facility emergencies.
- Participate in airport emergency response activities and provide maintenance resources and technical support as required.
- Coordinate maintenance activities with Airport Operations and other departments to minimize disruptions to aircraft, passenger, tenant, and airport operations.
- Provide leadership and direction during significant facility incidents and ensure appropriate escalation to Aviation management.
Safety, Compliance, and Security
- Promote and enforce a strong safety culture throughout all maintenance and janitorial operations.
- Ensure employees follow applicable OSHA requirements, airport safety procedures, lockout/tagout practices, personal protective equipment requirements, and other established safety protocols.
- Ensure work is performed in compliance with applicable building, electrical, mechanical, fire, environmental, and other regulatory requirements.
- Support airport security requirements and ensure maintenance personnel comply with all applicable access, identification, escort, and security procedures.
- Investigate workplace incidents, maintenance-related incidents, and safety concerns and implement corrective actions as appropriate.
Planning, Budget, and Asset Management
- Assist Aviation leadership with development and management of the building maintenance and facilities services budget.
- Monitor expenditures, supplies, materials, equipment, contracts, and maintenance resources.
- Recommend staffing, equipment, tools, materials, and capital improvements necessary to maintain airport facilities effectively.
- Assist with development of long-range facility maintenance and asset-management strategies.
- Maintain accurate records of work orders, preventive maintenance, inspections, repairs, equipment history, inventory, and related activities.
- Monitor contractor and vendor performance and ensure work is completed according to contract requirements and established standards.
Communication and Coordination
- Serve as a primary point of contact for building maintenance and facility service issues.
- Regularly communicate operational issues, maintenance priorities, staffing needs, project status, and significant facility concerns to the Deputy Director of Aviation.
- Coordinate with Airport Operations, Administration, Finance, Security, IT, Engineering, airlines, tenants, contractors, and other stakeholders as needed.
- Respond professionally and effectively to internal and external customer concerns regarding facility conditions and maintenance services.
Required Knowledge, Skills, and Abilities
- Knowledge of building maintenance principles, practices, methods, tools, and equipment.
- Knowledge of HVAC, electrical, mechanical, plumbing, structural, and general building systems.
- Knowledge of preventive and corrective maintenance practices.
- Knowledge of applicable safety regulations, building codes, electrical codes, and workplace safety requirements.
- Knowledge of personnel supervision, scheduling, work planning, and performance management.
- Ability to lead and coordinate a multidisciplinary maintenance workforce.
- Ability to diagnose maintenance problems and determine appropriate corrective actions.
- Ability to prioritize multiple work assignments in a fast-paced operational environment.
- Ability to read and interpret plans, specifications, manuals, drawings, and technical documentation.
- Ability to manage contractors, vendors, and service providers effectively.
- Strong communication, organizational, problem-solving, and decision-making skills.
- Ability to work effectively with airport leadership, employees, tenants, contractors, and the traveling public.
- Ability to respond to emergencies and work outside normal business hours when operational needs require.
Minimum Qualifications
Education:
High school diploma or GED and four (4) years experience in property maintenance or housekeeping work including recordkeeping. One (1) year or above experience must be in supervisory.
Experience:
Progressively responsible experience in building maintenance, facilities management, airport facilities, public facilities, commercial facilities, or a closely related field, including significant experience supervising maintenance or skilled-trades personnel.
Experience supervising multiple maintenance disciplines, including HVAC, electrical, building maintenance, janitorial, or skilled trades, is strongly preferred.
Licenses/Certifications:
Possession of a valid driver's license.
Working Conditions
The position is primarily based within airport facilities and may require frequent movement throughout terminals, buildings, mechanical spaces, maintenance areas, and other airport property. The position may be exposed to noise, weather conditions, construction areas, mechanical equipment, electrical systems, and other conditions commonly associated with airport and facility maintenance operations.
This position may require 24-hour/on-call availability, emergency response, weekend and holiday work, and adjustments to the normal work schedule based on airport operational requirements.
