Job Description:
Attend to the day-to-day maintenance issues within the Apartment Community. The Maintenance Technician should have experience in every field of basic maintenance including but not limited to the following: HVAC repair and replacement, plumbing, electrical, carpentry, appliance troubleshooting etc… It is the role of the Maintenance Technician to take care of the work orders for each property they are assigned to an in efficient cost effective manor. Responsibilities: The sole responsibility of the Maintenance Technician is to assist the Community Manager and Maintenance Team in every aspect of Maintenance.
Corrective Maintenance
- Complete service requests (work orders) promptly, following company standards.
- Enter units efficiently and respectfully, ensuring minimal disruption for residents.
- Perform thorough repairs with a focus on cost-effectiveness and quality.
- Leave units cleaner than when entered and provide clear documentation (door hanger with completed work or status updates).
- Conduct brief in-unit inspections (cleanliness, pets, occupancy) while on site.
- Support make-ready procedures, including servicing appliances, plumbing, HVAC, and locks.
Preventative Maintenance*
- Conduct routine property inspections to identify and resolve issues proactively.
- Repair or replace structural components with approval from the Maintenance Supervisor.
- Maintain HVAC systems, plumbing, electrical, and other building equipment to reduce future downtime.
Emergency Maintenance
- Respond promptly to after-hours emergency calls during on-call rotations.
- Accurately log all after-hours work, including time spent and repairs completed.
- Follow company procedures and represent the company in a professional manner.
Miscellaneous Duties
- Maintain inventory of tools and supplies.
- Assist with grounds upkeep, including trash pickup when needed.
- Report repair needs and safety concerns to the Maintenance Supervisor.
- Support other maintenance tasks as assigned.
Requirements:
- High school diploma or equivalent.
- Minimum two (2) years of full-time maintenance experience in Apartments.
- Minimum one (1) year of HVAC repair and replacement experience (required).
- Ability to locate and operate main shut-off valves for water, gas, and power.
- Reliable transportation.
- Personal set of basic tools.
- Working knowledge of electricity, plumbing, and carpentry.
- Strong safety habits and adherence to company policies.
- Excellent communication skills and ability to interact professionally with a diverse range of people.
- Must pass a background check.
