Marketing & Leasing Associate
The Marketing & Leasing Associate is responsible for maximizing revenue and driving occupancy through strategic marketing, community outreach, and supporting leasing efforts. This role leads the property's marketing initiatives to increase community visibility, generate qualified traffic, strengthen brand awareness, and support resident retention while delivering an exceptional experience for prospective and current residents.
Key Responsibilities
Marketing & Community Outreach
· Develop and execute marketing campaigns across social media, digital, print, email, and community outreach channels.
· Create engaging content including photos, videos, resident features, and promotional materials.
· Manage the property's social media accounts, online reputation, website, and internet listings to ensure accurate, consistent branding.
· Plan and promote resident events, open houses, housing fairs, and outreach initiatives.
· Build relationships with local businesses, universities, employers, and community organizations to increase brand awareness and generate referrals.
· Monitor marketing performance, competitor activity, and local market trends to identify new opportunities.
Leasing & Resident Experience
· Support the leasing team by responding to prospective resident inquiries, scheduling appointments, and conducting community tours as needed.
· Assist with the application, move-in, and lease documentation process to help achieve occupancy goals.
· Support resident retention through renewal campaigns, resident communications, and community engagement initiatives.
· Deliver exceptional customer service by assisting residents with move-ins, move-outs, and general inquiries while fostering a positive community experience.
Operations
· Assist with reporting, office administration, package management, and other operational tasks.
· Partner with the maintenance team to ensure the community maintains strong curb appeal and presentation.
· Perform other duties as assigned, including participation in an on-call rotation when required.
Required Qualifications
· High school diploma or equivalent.
· 1–3 years of experience in multifamily housing, student housing, hospitality, sales, marketing, leasing, or customer service.
· Strong communication, sales, customer service, and organizational skills.
· Experience with social media, digital marketing, and Microsoft Office; familiarity with CRM or property management software.
· Valid driver's license with reliable transportation.
· Ability to work flexible hours, including evenings, weekends, and occasional on-call shifts.
Preferred
· Associate's or Bachelor's degree in Marketing, Business, Communications, Real Estate, or a related field.
· Experience with Yardi, Entrata, RealPage, or similar property management software.
· Experience with digital content creation, online reputation management, and community outreach.
· Knowledge of the Denver multifamily or student housing market.
· Bilingual (English/Spanish) preferred.
