Are you an experienced affordable housing professional with knowledge of HUD, Section 8, and Tax Credit housing? Wingate Management Company is looking for an Assistant Property Manager to join our team in Atlanta, GA.
This is a great opportunity for someone who understands affordable housing compliance and enjoys balancing resident relations, recertifications, leasing, and the day-to-day responsibilities of a property management office.
What You’ll Do
- Support the Property Manager with daily operations, including resident relations, leasing, move-ins, move-outs, resident files, notices, payments, and general property administration.
- Assist with HUD, Section 8, and Low-Income Housing Tax Credit (LIHTC) compliance, including annual/interim recertifications, income verification, EIV documentation, and maintaining accurate, audit-ready files.
- Review resident documentation and assist with eligibility requirements, certifications, and compliance deadlines for affordable housing programs.
- Provide excellent customer service to residents, answer questions, resolve concerns, and professionally de-escalate challenging situations.
- Process rent payments, invoices, reports, and property-related paperwork while maintaining accurate records and meeting required deadlines.
- Partner closely with the Property Manager and onsite team while staying organized, taking initiative, and helping ensure the community remains compliant and well-managed.
What We’re Looking For
- The ideal candidate has previous property management experience within affordable housing. Knowledge of HUD, Section 8, and Tax Credit/LIHTC programs is strongly preferred.
- Experience with recertifications, EIV, income verification, resident eligibility, move-ins/move-outs, leasing, and affordable housing compliance will be important in this position.
- We’re looking for someone who is dependable, organized, detail-oriented, patient, and able to manage multiple priorities while providing strong customer service to residents.
- Experience with RealPage/OneSite or similar property management software is a plus.
