About Line of Sight Outdoor
Line of Sight Outdoor is a startup outdoor advertising company focused on developing and acquiring strategic billboard locations. We are looking for a motivated real estate professional to help identify new billboard opportunities, secure property rights, navigate permitting and zoning requirements, and negotiate agreements with property owners.
This is an opportunity for someone who enjoys real estate acquisition, deal-making, research, and working independently to help build a growing billboard portfolio.
Position Overview
The Real Estate Acquisition & Development Specialist will be responsible for identifying potential billboard locations, evaluating properties, researching zoning and permitting requirements, contacting property owners, negotiating ground leases, and helping move qualified locations from initial prospect through permitting and development.
The ideal candidate has experience in commercial real estate, land acquisition, real estate development, permitting, right-of-way acquisition, or a related field. Experience with outdoor advertising or billboards is a plus but is not required.
Key Responsibilities
- Identify and research potential billboard locations based on traffic counts, visibility, demographics, zoning, and surrounding development.
- Research available properties and identify property owners.
- Contact landowners and establish relationships with prospective property partners.
- Negotiate ground leases, easements, and other agreements necessary for billboard development.
- Research local zoning ordinances and billboard regulations.
- Determine whether potential locations are legally and practically viable.
- Coordinate with municipalities, zoning departments, permitting offices, engineers, and other applicable agencies.
- Research and pursue billboard permits and approvals.
- Track potential sites from initial lead through lease execution, permitting, and development.
- Maintain organized records of property information, ownership, negotiations, permits, and agreements.
- Conduct basic site due diligence, including property ownership, parcel information, setbacks, access, visibility, and competing structures.
- Build and maintain a pipeline of potential billboard locations.
- Work closely with Line of Sight Outdoor leadership to evaluate the financial potential of prospective sites.
- Represent Line of Sight Outdoor professionally when communicating with landowners, municipalities, and other stakeholders.
Qualifications
- Experience in commercial real estate, land acquisition, real estate development, permitting, right-of-way acquisition, or a related field.
- Strong negotiation and communication skills.
- Comfortable making cold calls and contacting property owners.
- Ability to research property records, zoning ordinances, and municipal regulations.
- Strong organizational skills and attention to detail.
- Ability to work independently and manage multiple projects simultaneously.
- Comfortable using online mapping, property records, and real estate research tools.
- Valid driver’s license and ability to travel throughout the assigned territory.
- Billboard/outdoor advertising experience is preferred but not required.
Ideal Candidate
We are looking for someone who is self-motivated, persistent, entrepreneurial, and comfortable creating opportunities rather than waiting for them to come to you.
The right person will be comfortable picking up the phone, finding property owners, researching municipalities, solving permitting problems, and negotiating deals.
Experience finding and acquiring land for commercial development is highly valuable.
Compensation
Compensation: Commission
Line of Sight Outdoor is open to structuring compensation based on experience and the candidate’s role in successfully acquiring and developing new billboard locations.
